Jiangsu Housing Prefabrication Rate

The prefabrication rate requirement for assembled buildings in Jiangsu Province is no less than 30% for the part above ±0.00, with higher standards for residential and public buildings in Nanjing.

According to the Notice of the Provincial Department of Housing and Urban-Rural Development on Issuing the Interim Opinions on Bidding Activities for Assembled Building (Concrete Structure) Projects in Jiangsu Province (Su Jian Gui Zi [2016] No. 1), Jiangsu Province has clear regulations on the prefabrication rate of assembled buildings. Specifically, the prefabrication rate of assembled buildings indicated in design drawings or specified in bidding documents (referring to the part above ±0.00, i.e., the above-ground building part) requires that the total volume of prefabricated concrete components accounts for no less than 30% of the total volume of all concrete. This regulation sets a basic threshold for assembled building projects across the province, aiming to promote the industrialization of construction, improve construction quality and efficiency.

As a representative city for the development of assembled buildings in Jiangsu Province, Nanjing has further refined its requirements for the prefabrication rate of assembled buildings on the basis of following provincial regulations. Nanjing clearly states that for projects that should adopt assembled buildings, the prefabrication rate of individual residential buildings should be no less than 50%, and that of individual public buildings should be no less than 40%. This higher standard reflects Nanjing's proactive attitude and determination in promoting the development of assembled buildings, aiming to further enhance building quality and promote green buildings and sustainable development by increasing the prefabrication rate.

The increase in the prefabrication rate of assembled buildings not only helps reduce wet operations in on-site construction, lower construction noise and dust pollution, but also improves construction efficiency and shortens the construction cycle. At the same time, the factory-based production of prefabricated components also helps ensure component quality and improve the overall performance of buildings. Therefore, the regulations on the prefabrication rate of assembled buildings in Jiangsu Province and Nanjing are of great significance for promoting the transformation, upgrading, and high-quality development of the construction industry.
