Integrated Prefabricated Housing

Quản trị 17 tháng 9, 2026

Integrated prefabricated housing is a building form where building modules are prefabricated in factories and transported to the site for rapid assembly. It offers advantages such as short construction periods, controllable quality, energy conservation, and environmental protection, with diverse product forms and wide applications.

Core Features and Production Methods

Integrated prefabricated housing achieves standardized design, industrialized production, and assembly-based construction through factory production. Its core system covers structural, enclosure, equipment, and interior decoration systems. It uses prefabricated components (e.g., MiC modular integrated construction divides buildings into independent functional modules) to complete the factory production of over 90% of components and accessories, and employs BIM technology throughout the planning, design, production, manufacturing, and construction installation processes. Water and electricity pipelines, decorations, and electromechanical systems are all prefabricated and integrated in factories, with only assembly required on-site, significantly enhancing the degree of industrialization.

Significant Advantages

  1. Short Construction Period: The construction period of modular buildings is reduced by over 60% compared to traditional methods, with some projects seeing reductions of over 50%. For example, the application of C-MiC technology at No. 8 Huapichang Hutong in Beijing completed construction in just 90 days, while the Shenzhen Huazhang Xinzhu project achieved fine decoration delivery within one year.
  2. Controllable Quality: Each module is equipped with a detailed 'ID card' recording project name, product model, production date, and other information. Steel bar positioning accuracy is measured in millimeters, with strict error control.
  3. Energy Conservation and Environmental Protection: Building material waste is reduced by 25%, and issues such as on-site noise, dust, construction waste, and traffic congestion are significantly mitigated.
  4. Easy Maintenance: Modules can be flexibly disassembled and recycled, adapting to different scenario requirements.

Product Forms and Application Areas

Product forms include steel structure cottages, container houses, high-tech space capsules, etc. For example, container-style prefabricated houses feature finely divided internal functional areas, with metal corrugated panels for exterior walls, paired with double-glazed Low-E glass and built-in insulation layers for long-lasting thermal insulation. Their application areas are extensive, including temporary resettlement, tourist homestays, commercial pop-ups, overseas engineering camps, permanent residences, and schools, and they were rapidly applied in the construction of fangcang hospitals and quarantine sites during the COVID-19 pandemic.

Industry Status and Development Trends

Against the backdrop of China's policies promoting new building industrialization and green development, the integrated housing industry has demonstrated competitiveness in the international market with its complete supply chain and innovative designs. In 2020, Gansu's first integrated housing production line went into operation. In 2026, Guangzhou introduced measures for the development of modular buildings and strengthened quality control, while the Canton Fair established a dedicated zone for 'integrated housing and courtyard facilities' for the first time that year. With continuous technological iterations, new systems such as MiC, C-MiC, and SMC have emerged, driving the industry towards higher levels of industrialization.
