Cracking of Prefabricated Slab Houses in Hunan
Quản trị 18 tháng 9, 2026
Cracking of prefabricated slab houses in Hunan requires assessment of the nature based on specific circumstances and the adoption of corresponding measures.

I. Assessment of Cracking Nature
- Non-structural cracks: For example, in the case of Phase III of Jiuhua Century City in Xiangtan, cracks appeared at the joints of the laminated slabs and were verified by the housing and construction department as non-structural cracks. Such cracks are usually caused by material shrinkage, temperature changes, or construction splicing techniques. They do not affect the overall structural safety of the house but may cause leakage or affect aesthetics.
- Local structural damage: In the case of the retirement home for veteran cadres in Beihu District, Chenzhou City, the cracking of the balcony enclosure wall was caused by the loading of masonry by residents, resulting in damage to the connections, which is a local structural issue. For such cracks, it is necessary to check whether the load exceeds the design scope, as they may affect local stability.
- House aging phenomena: Water seepage along the eaves and cement peeling in old buildings are normal signs of aging, but it is necessary to check whether they are accompanied by foundation settlement or damage to the main structure. If only the surface materials have deteriorated, repairs can solve the problem; if the load-bearing components are involved, further assessment is required.
II. Recommended Treatment Methods
- Non-structural cracks: The construction unit should organize rectification, such as using pressure grouting to repair cracks, strengthening the support under the slabs, or adding anti-crack structural measures. If owners request compensation, it should be resolved through negotiation or litigation, and evidence such as photos of the cracks and inspection reports should be retained.
- Local structural damage: Immediately stop the违规 (illegal) loading behavior and commission a professional organization to assess the extent of the damage. If structural safety is affected, reinforcement measures should be taken (such as adding steel supports or carbon fiber cloth reinforcement); if it is only a connection defect, it can be demolished and rebuilt or fixed with chemical anchors.
- House aging problems: Perform waterproofing treatment on the seepage areas and remove and re-plaster the peeling cement. It is recommended to regularly inspect the house and conduct comprehensive maintenance every 5-10 years to extend its service life.
III. Safety Assessment and Responsibility If there are doubts about the nature of the cracks, the person responsible for the safety of the house (the property owner or user) should commission a third-party assessment organization certified by CMA to conduct a structural safety assessment. The assessment report should clarify the causes of the cracks, whether they affect the load-bearing capacity, and treatment recommendations, serving as a basis for subsequent rights protection or repairs.
