Guilin Prefabricated Panel House
The renovation of prefabricated panel houses in Guilin is actively progressing, and these houses have some inherent characteristics.

Renovation Situation
In 2024, Guilin has achieved remarkable results in the renovation of prefabricated panel houses. A total of 2,104 sets of dilapidated urban prefabricated panel houses in the four districts of Xiufeng, Diecai, Qixing, and Xiangshan have been renovated. Taking No. 38 South Lane of Xishan Road as an example, there are three prefabricated residential buildings built in the early 1980s and around 1992, which have been identified as Class C dangerous buildings. Renovation construction began at the end of 2024, covering the reinforcement of exterior walls, interior walls, balconies, stairwells, etc. The project is planned to be completed by the end of March, and after reinforcement, the buildings will reach Class B safety standards. In 2024, Xiufeng District plans to renovate 33 buildings with 764 sets of prefabricated panel dilapidated houses, of which 3 buildings will be completely demolished and 30 buildings will be reinforced. The dilapidated buildings on Sihui Road, South Lane of Xishan Road, and Lizhong Road are already under construction. In addition, the competitive negotiation for the renovation and corridor reinforcement project of the prefabricated panel houses at Guilin Petroleum Primary School is underway, with a total project budget of 1,314,636.42 yuan, a contract performance period of 35 days, and suppliers required to have a Grade III or above general contracting qualification for construction engineering, etc.
Characteristics of Prefabricated Panel Houses
Prefabricated panel houses are buildings constructed with prefabricated panels as the main components. Prefabricated panels are cement components prefabricated in factories. During production, a model is first made by nailing wooden boards, then steel bars are arranged and cement is poured to form the panels, which are divided into solid and hollow types. The hollow structure achieves lightweighting by reducing the non-load-bearing concrete. Most residential buildings built in China before 1985 adopted this type of structure. However, existing prefabricated panel houses generally have some problems. They have weak earthquake resistance, and their structural integrity is easily damaged during natural disasters such as earthquakes. They have poor sound insulation and heat insulation, making it difficult to effectively block external noise and heat transfer, which affects living comfort. Their service life is about 30 - 50 years, and as time goes by, the structural performance of the houses will gradually decline, requiring regular maintenance and renovation.
