Cracks in Prefabricated House Slabs

Quản trị 18 tháng 9, 2026

Whether cracks in prefabricated house slabs constitute a quality issue depends on the specific circumstances of the cracks.

Firstly, if the crack width exceeds 0.3 millimeters or if the crack has penetrated through the floor slab, causing leakage, this directly affects structural safety and is considered a quality issue. As a crucial component of the house structure, the load-bearing capacity and stability of prefabricated slabs are of utmost importance. When cracks reach this extent, it indicates that the structural performance of the prefabricated slab has been severely compromised, rendering it unable to meet normal usage requirements. In such cases, homeowners have the right to request the developer to provide a reinforcement plan to repair and strengthen the prefabricated slab to ensure the safety of the house structure. If the issue is severe, homeowners may even claim a refund or compensation to safeguard their legitimate rights and interests.

Secondly, if the crack width ranges between 0.05 and 0.2 millimeters, resembling a hair strand, it is typically caused by concrete shrinkage or temperature changes and is considered a construction defect but does not affect safety. During the production and construction of prefabricated slabs, due to the properties of concrete and environmental factors, such minor cracks may occur. These cracks generally do not have a substantial impact on the structural performance of the prefabricated slab and only require surface repair. For example, specialized crack repair materials can be used to fill and smooth the cracks, restoring the appearance and functionality of the prefabricated slab.

Lastly, if the cracks are caused by illegal drilling during renovation or are due to uncontrollable forces such as earthquakes, as well as normal expansion joints after the house has stabilized, they do not constitute a construction quality issue. Illegal drilling during renovation can damage the structural integrity of the prefabricated slab, leading to cracks, which are caused by human factors and unrelated to the quality of the prefabricated slab itself. On the other hand, uncontrollable forces such as earthquakes and normal expansion joints after the house has stabilized are determined by natural phenomena and the structural characteristics of the house and do not fall within the scope of quality issues. For these situations, appropriate measures need to be taken based on the specific circumstances, such as repairing cracks caused by renovation and properly maintaining expansion joints.
