Container Refitted House with Garage

Quản trị 16 tháng 9, 2026

It is feasible to refit a container into a house with a garage, provided that it is designed in compliance with regulations, undergoes approval and reporting procedures, and is suitable for the intended functions. However, it is essential to strictly adhere to building codes and property rights regulations to avoid unauthorized changes to land use or impacts on fire safety.

1. Compliance is the Core Prerequisite

Based on cases from various regions, unauthorized conversion of parking spaces or public areas into container houses or garages may be illegal. For example, an owner in Kunming installed a container storage cabinet in their own parking space. Although it did not occupy public space, the owner was required by the urban management department to make corrections because it altered the legal purpose of the parking space, which is for vehicle parking. The key issue is whether the container is classified as a 'temporary structure': If planning permission or temporary construction approval is not obtained, even if it is within privately owned property, it may still be ordered to be demolished for violating the Urban and Rural Planning Law. Therefore, before refitting, it is necessary to consult with the local natural resources bureau and housing and construction department to clarify whether container structures are allowed in the target area.

2. Function and Scenario Adaptation Need Optimization

Traditional container houses are mostly used for temporary construction on construction sites and lack customized designs for family scenarios, resulting in visual dissonance and limited functionality. For example, some products on the market have fixed sizes and rough appearances, making it difficult to blend with the styles of villas or self-built houses; they also lack reserved spaces for charging stations or tiered storage, only meeting basic parking needs. A compliant home container garage should meet the following conditions:

  • Structural Safety: It should pass tests for wind resistance, waterproofing, and thermal insulation to adapt to long-term outdoor use.
  • Aesthetics: It should adopt a modular design that supports customization of appearance (such as color and material) to coordinate with the style of the main building.
  • Multi-functionality: It should integrate functions such as storage, charging, and small workspaces to improve space utilization.

3. Approval and Reporting Procedures Cannot Be Ignored

Even if the container is used within privately owned property (such as a courtyard or parking space), approval or reporting procedures are still required. For example, some property management companies require owners to apply to the fire department for reporting, sign a safety guarantee, and promise not to connect to water or electricity or store flammable and explosive materials. Recommended steps:

  1. Submit a written application to the property management company, specifying the purpose, size, and material.
  2. Contact the fire department to confirm the fire resistance rating (e.g., the floor must meet Class A standards).
  3. If structural modifications are involved, commission a professional institution to issue a safety assessment report.
  4. Retain all approval documents to avoid future disputes.
