Container House Usage Specifications

Quản trị 15 tháng 9, 2026

Container house usage specifications mainly cover aspects such as legality, safety, usage restrictions, and installation technical requirements:

Legality Requirements

  • Planning Permission: Whether a container house is considered an illegal structure depends on whether it has obtained planning permission. Container houses on unhardened ground, without access to water and electricity, and used solely for storing agricultural supplies are generally not classified as illegal structures. However, if a concrete foundation is poured, water and electricity are connected for long-term residence, or it is converted for commercial use (such as a homestay or shop), it may be deemed as “substantially altering the land use,” facing the risk of demolition.
  • Land Use Approval: Placing container houses on farmland, rooftops, and other locations requires ensuring that the land nature permits such use. For example, placing them on basic farmland or ecological protection zones is absolutely prohibited; for barren hills and slopes, consultation with the land management department and obtaining permission are necessary.
  • Business License: If used for commercial purposes (such as homestays or shops), procedures such as land use approval, planning filing, and fire safety permits need to be completed, and compliance with relevant land selection requirements (such as prioritizing commercial/cultural tourism land) is necessary.

Safety Requirements

  • Fire Prevention: The building materials of container houses are mostly colored steel plates and foam boards, which are not resistant to high temperatures, so special attention must be paid to fire prevention. Setting up open-flame heating stoves in the activity rooms is prohibited; open-flame activities such as electric welding should be kept away from the activity rooms, and activities like barbecues and fireworks should be reduced.
  • Structural Safety: Container houses must comply with the requirements of the “Technical Specification for Modular Combined Container Houses” to ensure the safety of structural strength, stiffness, and node design. Installation should be carried out by professional teams to avoid chain reactions caused by unauthorized disassembly of container components.
  • Material Requirements: The combustion performance grade of building components for temporary buildings (including container houses) should be Grade A, and the combustion performance grade of the core material of metal sandwich panels should also be Grade A.

Usage Restrictions

  • Usage Limitations: If used as a residence, container houses need to be declared as formal buildings and obtain a construction permit; the height limit is no more than 6 floors, with a total height of ≤24 meters. For temporary storage purposes, hardening the ground, connecting to water and electricity, or changing the function should be avoided.
  • Time Limitations: The service life of temporary buildings should preferably not exceed 5 years, and the number of turnover uses should preferably not exceed 10 times.

Installation Technical Requirements

  • Sealing and Thermal Insulation: Before installation, the sealing, thermal insulation, waterproofing, fire resistance, and moisture resistance of the container should be tested to ensure compliance with usage standards.
  • Professional Guidance: The installation of prefabricated panel houses should be guided by professionals to ensure that the construction complies with technical specifications.
