Container House Care & Maintenance Guide

Quản trị 05 tháng 11, 2026

The maintenance and care of container houses should follow a systematic approach, covering structural integrity, functionality, environmental adaptability, and customized needs. Regular inspections and targeted maintenance are key to extending their service life.

I. General Maintenance Principles

A periodic inspection mechanism should be established for container house maintenance, recommended to be carried out in four stages: after occupancy, monthly, semi-annually, and annually. During the initial occupancy period, a comprehensive check of structural stability and sealing is required; monthly inspections should focus on identifying rust, window and door sealing issues, etc.; semi-annual assessments should evaluate the performance of insulation materials and modular connection components; annual maintenance should involve in-depth overhauls in accordance with the manufacturer's manual. Neglecting minor issues can lead to chain failures such as metal fatigue and water leakage corrosion, and the frequency and scope of maintenance should be dynamically adjusted based on usage intensity.

II. Structural and Material Maintenance

  1. Waterproofing and Insulation: The integrity of sealing strips on the corrugated metal sheet exterior should be regularly checked, with replacement of aged strips recommended every six months in coastal or high-humidity areas; if wooden or sandwich panels are used for insulation, the risk of mold should be monitored, and a moisture barrier added if necessary.
  2. Corrosion Prevention: Metal frames should be treated with professional rust removers for rust spots, with a double coating of anti-rust primer and epoxy topcoat recommended in humid environments; hidden areas such as anchor bolts should be thoroughly inspected.
  3. Window and Door Systems: The elasticity of sealing strips between glass and metal frames should be checked, with silicone sealant used to fill any air leaks; hardware such as hinges and locks should be lubricated monthly.

III. Functional System Maintenance

  1. Ventilation Design: Ventilation grilles should be cleaned to ensure natural ventilation efficiency is not less than 3 times per hour; mechanical ventilation equipment should be checked for motor operation and duct sealing.
  2. Modular Components: For expandable structures, the torque values of connecting bolts should be checked quarterly, tightened to the manufacturer's standards using a torque wrench; welding joints should be visually inspected for cracks.

IV. Environmental Adaptability Maintenance

  1. Climate Response: In cold regions, an additional 50mm or more of polystyrene board insulation should be installed on the exterior walls; in hot regions, sunshades or reflective coatings are recommended to reduce heat absorption.
  2. Relocation Adjustments: Before relocation, the water and electrical systems should be drained, and professional transport frames should be used to secure the container to prevent structural deformation from lateral forces.

V. Customized Maintenance Recommendations

Temporary housing should undergo structural stability checks every two weeks, with a focus on monitoring welding points and anchor bolts; permanent housing should have annual foundation settlement inspections; interior finishes should use weather-resistant materials, such as epoxy floor paint and metal-textured coatings, avoiding ordinary latex paint that is prone to cracking.

Note: Specific maintenance plans should be developed in conjunction with the house's design drawings, material test reports, and manufacturer's guidelines, with shortened maintenance cycles required in extreme climates or highly corrosive environments.
