Cement Prefabricated House Price

Quản trị 18 tháng 9, 2026

The price of cement prefabricated houses varies significantly due to factors such as configuration, region, and materials, with the price per square meter ranging from 220 yuan to over 1000 yuan, and the total price of an entire house potentially ranging from tens of thousands to hundreds of thousands of yuan.

1. Basic Price Composition In the factory production process, the basic price of a cement prefabricated house (including quality inspection) ranges from 220 to 250 yuan per square meter. Transporting it to the construction site and installing supports requires an additional 50 yuan per square meter. Taking Henan as an example, the all-inclusive price for an ordinary residential house is approximately slightly over 300 yuan per square meter. If calculated for an entire house, a 150-square-meter unfinished house would cost about 82,000 yuan in total, and the main structure can be erected within one day.

2. Impact of Configuration Upgrades on Price

  • Advanced Features: Adding equipment such as photovoltaic power generation requires an additional 50 to 100 yuan per square meter.
  • Material Upgrades: When using 10mm deformed steel bars and C35-grade concrete, upgrading to higher specifications increases the cost by 20 to 30 yuan per square meter.
  • Design Adjustments: Adding balconies or special shapes results in a price increase of 10% to 15%.

3. Regional Differences and Hidden Costs

  • Policy Subsidies: Pilot provinces may offer government subsidies ranging from 5000 yuan to 10,000 yuan, while non-pilot regions may see unit prices rise to 400 yuan per square meter due to increased freight costs.
  • Foundation Treatment: In non-pilot regions with soft soil foundations, an additional 50 to 80 yuan per square meter is required for foundation treatment.
  • Transportation Costs: When the transportation distance exceeds 200 kilometers, an additional 1 yuan per ton of material is required for freight, further increasing the total price.

4. Renovation and All-Inclusive Prices The 300 yuan per square meter quoted by most merchants is usually just the unfinished price. If it includes water and electricity installation and interior decoration, the actual cost rises to 800 to 1000 yuan per square meter. For example, the all-inclusive price of a villa may reach around 150,000 yuan.

5. Price References for Special Scenarios In mountainous areas, due to complex terrain and increased transportation and construction difficulties, the price per square meter may be 100 yuan higher than in plain areas. Additionally, non-standard house types or customized designs require separate cost calculations based on specific needs.
