Lifespan of Brick-Wall Prefabricated Panel Houses
The theoretical design lifespan of brick-wall prefabricated panel houses typically ranges from 30 to 50 years, with actual lifespan influenced by multiple factors such as materials, construction techniques, environmental conditions, and maintenance.

Theoretical Lifespan Range
The design lifespan of prefabricated panel houses is based on material performance and structural stability, generally spanning 30-50 years. If high-strength cement, corrosion-resistant steel bars, and other high-quality materials are used, and construction techniques are standardized (such as dense concrete pouring and firm steel bar binding), the lifespan may approach the upper limit of 50 years. Conversely, if material quality is poor (e.g., insufficient cement grade, severe steel bar corrosion) or construction defects exist (e.g., loose panel joints, loose connectors), the lifespan may be shortened to around 20 years.
Environmental Factors
Environmental conditions significantly impact house lifespan. In dry, low-rainfall areas, the speed of cement carbonation (the reaction between calcium hydroxide in concrete and carbon dioxide, leading to reduced alkalinity) and steel bar corrosion is slower, delaying structural aging and potentially extending house lifespan. In contrast, in humid, rainy environments or areas with corrosive gases (such as salt spray in coastal regions or chemical gases in industrial areas), moisture and corrosive substances accelerate concrete cracking and steel bar corrosion, reducing structural load-bearing capacity and shortening lifespan.
Maintenance and Upkeep
Regular maintenance is crucial for extending house lifespan. For example, promptly repairing concrete cracks prevents moisture and harmful substances from infiltrating, avoiding further steel bar corrosion. Applying anti-corrosion treatments (such as anti-rust paint or epoxy resin) to exposed steel bars slows down corrosion rates. Regularly inspecting and reinforcing connectors (such as bolts and welds) ensures structural integrity. If maintenance is neglected over the long term, houses may suffer extensive damage due to the accumulation of minor issues, significantly shortening their lifespan.
Lifespan Limit and Safety
Most prefabricated panel houses over 40 years old are nearing the end of their lifespan and require professional structural safety assessments. If the main structure is damaged (e.g., panel fractures, load-bearing wall cracks), the house is over 50 years old and unmaintained, or located in disaster-prone areas such as earthquake zones or floodplains without reinforcement, the house may be unable to withstand normal loads or natural disasters. Under no circumstances should such houses continue to be inhabited; they should be promptly demolished or reinforced and renovated.
