Property Certificate for Container Houses in Beijing

Quản trị 16 tháng 9, 2026

Whether container houses in Beijing can obtain property certificates depends on the situation, and not all container houses are eligible.

Temporary container houses usually cannot obtain property certificates

Temporary container houses generally lack long-term stability and fixity, which is one of the key reasons they cannot obtain property certificates. The basic requirements for obtaining a property certificate include a relatively stable structure and the potential for long-term use, which temporary container houses find difficult to meet. Additionally, these houses are often placed on non-owned land and are not constructed in accordance with the standards for permanent buildings. For example, container houses erected at construction sites or temporary event venues are primarily intended to meet short-term living or usage needs and have not undergone rigorous architectural planning and approval processes, making them ineligible for property certificates.

Under specific conditions, relevant property certificates may be obtainable

If a container house undergoes modifications and reinforcements to meet local standards for permanent buildings, this is an important prerequisite for obtaining a property certificate. Additionally, the land on which the house is located must have legal planning and approval procedures, and the construction of the container house must obtain relevant construction planning permits and be situated on legally acquired land. Furthermore, it is necessary to complete a series of approval procedures, including project initiation, planning, and construction, in strict accordance with the requirements of the local construction management department and be included in the local property management system. Only by meeting these conditions is it possible to obtain relevant property certificates.

Most container houses cannot obtain property certificates

Currently, most container houses fall under the category of temporary buildings or movable houses, and their construction and use must adhere to specific planning and management requirements, with relatively complex procedures. Many container houses may not meet the conditions for obtaining property certificates, such as being erected without planning permits, which violates relevant laws, regulations, and architectural planning requirements; or being built on non-compliant land, such as farmland or public green spaces, where land use is strictly restricted and container houses are not allowed to be erected arbitrarily. In such cases, container houses cannot obtain property certificates.
