Construction of Steel-Structure Prefabricated Residential Communities
As a pilot city (county district) for steel-structure prefabricated housing in China, the Xidongting Management District has built the first steel-structure prefabricated residential community in the province in Ziwan Village, leveraging the technological advantages of local enterprises. Constructed by Hunan Hongyun Hangxiao Green Building Technology Co., Ltd., the community covers an area of approximately 55 acres with a total construction area of 14,000 square meters. It includes 54 standalone two-story houses and 62 parking spaces, with a greening rate of 44.7%. Each house has an area ranging from 125 to 253 square meters and is priced between 190,000 and 420,000 yuan. These houses are characterized by short construction periods and low costs. According to villager Zhou Min'an, the construction period for his two-story house was halved compared to that of a brick-and-mortar structure, and costs were reduced by more than 30%.
Technological Advantages of Prefabricated Houses and Corporate Innovation
- Hunan Kuailezhu Technology Co., Ltd.: Adopting a factory-prefabricated and on-site assembly model, the main structure construction takes only 7 days, reducing the construction period by more than half compared to traditional methods. Taking a 360㎡ two-story villa in Changde Lixian as an example, the main structure was capped in just 35 days and delivered for occupancy in 70 days. Its products feature a stable reinforced concrete structure with excellent earthquake resistance, wind resistance, moisture resistance, and sound insulation. The company also offers customized house layout services, covering scenarios such as rural housing, cultural tourism and commercial use, and emergency support.
- Xidongting Workers' Cultural Palace Project: Constructed by Hunan Hongyun Hangxiao Green Building Technology Co., Ltd., this project adopts a steel-structure prefabricated building form with a total construction area of 4,781.34 square meters and a total investment of approximately 20 million yuan. It includes facilities such as a performance center, activity rooms, and a gateball court, demonstrating the applicability of prefabricated houses in the field of public buildings.
Government Support and Promotion Policies
Hunan Province is promoting the "rural expansion" of prefabricated buildings, with housing and urban-rural development departments strengthening supervision over rural housing construction and encouraging the use of prefabricated construction methods. Changsha City has launched a pilot program, providing an average subsidy of 400 yuan per square meter for farmers' self-built prefabricated houses, with a maximum reward of 50,000 yuan. Priority is given to supporting technologies such as prefabricated concrete, steel structures (non-light steel), and timber structures, further promoting the popularization of prefabricated houses in the rural market.
