Disadvantages of Traditional Prefabricated Panel Houses

Admin 19 de septiembre de 2026

The disadvantages of traditional prefabricated panel houses are mainly reflected in poor seismic performance, short service life, high risks of wall cracks and water leakage, poor thermal insulation and sound insulation, limited internal structural adjustments, and poor living experience.

Poor Seismic Performance: Traditional prefabricated panel houses are typically assembled from hollow prefabricated concrete panels with insufficient steel reinforcement ratios, resulting in an overall structure lacking sufficient toughness. During minor vibrations or earthquakes, walls are prone to cracking, floor joint loosening, and in severe cases, the entire house may collapse, posing a serious threat to the lives of occupants.

Short Service Life: The designed service life of such houses is generally 30-50 years, but in actual use, due to factors such as material aging and construction techniques, many houses develop various problems after 20-30 years. Over time, phenomena such as wall cracks, ceiling water leakage, and structural loosening frequently occur, with many houses approaching or exceeding their designed service life.

High Risks of Wall Cracks and Water Leakage: Cement components are prone to cracking during long-term use, with the gaps between assembled parts gradually increasing, leading to water leakage between floors. Especially on rainy days, severe water leakage inside the house is common, with top-floor residents being most affected.

Poor Thermal Insulation and Sound Insulation: Traditional prefabricated panel houses have poor thermal insulation performance, resulting in stuffy interiors in summer and cold interiors in winter, with high air conditioning energy consumption. At the same time, their sound insulation performance is weak, allowing neighbors' conversations and external noise to easily penetrate indoors, affecting living comfort.

Limited Internal Structural Adjustments: Since walls mostly bear load-bearing functions, large-scale demolition and reconstruction are difficult, imposing significant restrictions during renovation and making it hard to meet customized living space needs.

Poor Living Experience: Floors are prone to cracking and accumulating dust, easily harboring insects, rats, and ants; room designs lack humanization, with issues such as narrow living rooms without windows and damp kitchens and bathrooms being common, resulting in an overall poor living experience.
