Tongling House Collapse and Prefabricated Panel Structure

Admin 18 de septiembre de 2026

The relationship between the house collapse in Tongling and the prefabricated panel structure can be analyzed from the following aspects:

1. Inherent Defects of Prefabricated Panel Structures

Prefabricated panel structures are assembled from factory-made concrete panels. While they offer advantages such as fast construction speed and low cost, they also have significant drawbacks, including poor integrity and weak connections. The panels are typically connected using steel bars or concrete pouring. If the connections are not secure, dislocations and cracks can easily occur during earthquakes, external impacts, or foundation settlement. The 48th building in Longyuan Community, which collapsed, was constructed in 2001. Its prefabricated panel structure may have experienced aging at the connection points due to long-term stress or environmental erosion, becoming a potential cause of the accident.

2. Construction Quality and Material Issues

The stability of prefabricated panel structures highly depends on production quality and construction standards. If manufacturers cut corners (e.g., reducing steel bar quantities or lowering concrete grades) or if construction workers improperly place the panels (e.g., failing to align or secure them as per design requirements), the structural load-bearing capacity can be significantly weakened. Victims reported issues such as roof cracking, water leakage, and exterior wall peeling, suggesting possible production or construction defects that further increased structural risks.

3. Inadequate Maintenance and Limited Renovation

Prefabricated panel houses have a relatively short service life and require regular maintenance to address issues like leakage and cracks. Although Longyuan Community underwent exterior wall renovation in 2020, it did not resolve structural hazards such as foundation settlement or connection reinforcement, merely addressing superficial problems. Additionally, victims had reported via government mailboxes in 2021 that the house was "becoming a dangerous building," yet no systematic repairs were conducted, exposing flaws in the hazard identification and rectification mechanisms.

4. Triggering Effects of External Factors

Experts initially analyzed that heavy rainfall soaking the foundation may have been the direct cause of the collapse. Prefabricated panel structures require high foundation stability. If the foundation softens or settles due to prolonged rainwater infiltration, stress is transmitted through the panel connections, leading to overall structural instability. Combined with existing cracks in the building, the叠加 (superimposition) of external loads may have been the "final straw" that caused the structure to collapse.

This accident serves as a warning that whole-life-cycle management of old prefabricated panel structures must be strengthened, including regular inspections, structural reinforcement, and emergency plan development, to prevent similar tragedies from recurring.
