Shanghai Residential Container House

Admin 16 de septiembre de 2026

Shanghai residential container houses are mainly used in scenarios such as construction site dormitories, temporary offices, and municipal emergency shelters, featuring modularity, rapid construction, and tiered pricing.

Application Scenarios

Residential container houses use standard steel boxes as basic units, integrating functions such as doors, windows, electrical circuits, and insulation layers. They are rapidly constructed through factory prefabrication and on-site hoisting. Construction site dormitories are their primary application scenario. For example, a construction site in Fengxian, Shanghai, once completed the transportation, hoisting, and installation of 60 container units within three days through a local operation enterprise, meeting the accommodation needs of over a hundred workers. Additionally, they can be used for temporary office spaces, municipal emergency shelters (such as disaster relief shelters and epidemic isolation units), temporary warehouses, or tool rooms.

Tiered Pricing and Configuration Differences

After price transparency in the Shanghai residential container market, clear tiers have emerged:

  • Rental Prices: Monthly rent for a standard 3×6-meter container ranges from approximately 800 to 1500 yuan, with daily rent ranging from 6 to 10 yuan;
  • Sales Prices: A brand-new standard container costs approximately 6000 to 12000 yuan, while a rock wool fireproof container costs about 8500 yuan.
    Price differences stem from material and configuration variations: A bare container only includes the structural body and basic doors and windows, while a fully equipped container comes with air conditioning, bathrooms, furniture, etc., with interior decoration costs potentially exceeding the container body itself. For example, if a construction site dormitory is not equipped with air conditioning, it may affect workers' living experience and the project's recruitment competitiveness.

Delivery Efficiency and Compliance

Delivery efficiency is a core aspect of market competition. Enterprises enhance response speed through three aspects:

  • Physical Proximity: Production bases are located near demand areas (e.g., Fengxian enterprises cover Pudong, Minhang, etc.), reducing transportation time;
  • Inventory Pre-positioning: Warehouses and distribution points are set up across the city, allowing for immediate allocation of standard container units;
  • Standardized Installation: The hoisting and installation fee for a single container ranges from approximately 100 to 500 yuan, with mature processes that do not rely on specialized workers.
    At the same time, the industry must comply with the "Technical Standard for Modular Facilities on Construction Sites" and the "Quality Acceptance Standard for Container Houses" to ensure structural safety and fire resistance (e.g., temporary dormitory components must achieve a Class A combustion performance rating).
