Effects of Prefabricated Houses in Shanghai

Admin 18 de septiembre de 2026

Prefabricated houses in Shanghai have demonstrated various significant effects in different projects, including shortened construction periods, improved building quality, environmental friendliness, and enhanced space utilization.

I. Shortened Construction Period
The Tianlin Road No. 65 project adopted modular integrated building technology, taking just over two years from commencement to delivery, shortening the construction period by four months compared to traditional methods. In the Minhang District Pujiang Town Hupai Rural Livable Housing Demonstration Project, a 200-square-meter Jiangnan courtyard was completed from foundation to fine decoration in just one month, with the fastest design-to-completion time of 30 days. Prefabricated components are produced in advance in factories and quickly assembled on-site through precise splicing, significantly reducing on-site construction time and effectively avoiding delays caused by complex procedures and weather conditions in traditional construction methods.

II. Improved Building Quality
In the Huangdu Large Residential Community project, prefabricated components are produced in factories with millimeter-level precision, and on-site work is mainly dry construction, reducing wet work and avoiding quality fluctuations caused by weather conditions in traditional cast-in-place methods. The Xuanqiao 05-02 plot project adopted a steel structure frame combined with prefabricated concrete sandwich insulation exterior walls, achieving a prefabrication rate of 76%, enhancing seismic performance and quality safety, and the overall prefabrication process of exterior walls avoided potential water leakage caused by the detachment of post-installed decorative elements.

III. Environmental Friendliness
The Minhang District Pujiang Town Hupai Rural Livable Housing Demonstration Project adopted automotive-grade manufacturing standards, reducing construction waste by 80% and building carbon emissions by 65%. Some houses are equipped with rooftop photovoltaic panels, generating 5,000 kWh of electricity annually. Coupled with an energy storage system, they can maintain whole-house lighting for 12 hours during municipal power outages, achieving efficient energy utilization and low-carbon emissions.

IV. Enhanced Space Utilization
The Xuanqiao 05-02 plot project improved the housing occupancy rate through optimized design, and the construction team proposed an integrated beam-column solution to enhance building quality. The Tianlin Road No. 65 project added private kitchens, bathrooms, and balconies to each residential unit, resolving issues such as cramped living spaces and shared kitchen and bathroom conflicts among residents, and improving living comfort and space utilization.
