Renovation of Self-Made Prefabricated Panel Houses

Admin 18 de septiembre de 2026

The renovation of prefabricated panel houses should be systematically carried out from three aspects: assessment, reinforcement, and functional upgrading. The specific steps are as follows:

I. Pre-renovation Assessment: Clarify the Renovation Direction

Before renovation, it is necessary to entrust a professional team to conduct a comprehensive inspection of the house, focusing on key indicators such as wall cracks, steel bar corrosion, and foundation settlement. According to data from the Ministry of Housing and Urban-Rural Development, approximately 60% of old prefabricated panel buildings nationwide can choose reinforcement rather than complete demolition after professional assessment, avoiding resource waste. If the inspection reveals that the width of cracks in the prefabricated panels exceeds 0.3 millimeters, the corrosion rate of bolts exceeds 30%, or there is uneven foundation settlement, a targeted reinforcement plan needs to be formulated; if the structural damage is severe, demolition and reconstruction should be considered.

II. Structural Reinforcement: Enhance Safety and Stability

  1. Roof Renovation: After removing the original wooden roof, pour a new concrete roof while maintaining the original height to enhance waterproof performance and structural stability. Before construction, it is necessary to focus on inspecting the width of cracks in the prefabricated panels and their connection status with the ring beams. If the cracks exceed the standard, steel bars should be implanted and repaired with fine aggregate concrete.
  2. Wall Reinforcement: After removing the original exterior wall tiles, use the steel bar implantation and grouting technique to strengthen the load-bearing capacity of the walls. During construction, steel pipe supports should be installed every 1.2 meters along the length of the prefabricated panels, and key nodes should be reinforced with H-shaped steel beams (cross-section ≥ 200200 millimeters); No. 6 threaded steel bars should be implanted into the panel joints and repaired with C30 fine aggregate concrete; additional structural columns (cross-section 240240 millimeters) should be added at the four corners of the house, reinforced with No. 6 and No. 8 steel bars, and connected to the floor slabs.
  3. Demolition Specifications: Follow the principle of "demolishing from the middle to the sides symmetrically", with a daily demolition volume not exceeding 30% of the total floor area. During the demolition process, continuously monitor the stress changes in the support system and prohibit the use of heavy hammers to avoid impact damage to the foundation.

III. Functional Upgrading: Meet Modern Living Needs

  1. Sound Insulation Optimization: To address the poor sound insulation of prefabricated panel houses, sound insulation boards can be installed on the walls, and the windows can be replaced with double-glazed ones, improving sound insulation by 70%.
  2. Waterproofing Treatment: For roof leaks, completely remove the original waterproof layer and relay waterproofing membranes or apply waterproof coatings to ensure a reasonable roof drainage slope.
  3. Space Renovation: Adjust the layout according to needs, such as expanding the space by removing non-load-bearing walls or installing elevators to solve the problem of no elevators. During renovation, it is necessary to ensure that the main structural safety is not affected and that it complies with fire safety regulations.

Renovation should strictly follow regulations, prioritize the selection of qualified construction teams, ensure material quality and workmanship standards, to extend the service life of the house and improve living comfort.
