Rural Cement Prefabricated House Roof
Rural cement prefabricated house roofs were widely used 20 years ago, but have gradually been replaced by other materials. Their characteristics can be analyzed from the aspects of advantages, disadvantages, and design lifespan:

Advantages:
- Low cost: Cement prefabricated panels are relatively inexpensive. For example, the price of a concrete prestressed cover plate with round holes is about 36 yuan per square meter. Using prefabricated panels to build a 40-50 square meter auxiliary building costs only a little over 800 yuan, and the seller usually takes care of the hoisting, making the overall cost-effectiveness significant.
- Efficient construction: Prefabricated panels are produced in a standardized factory setting and can be installed on-site by hoisting, completing the roof installation for rural self-built houses usually in a day or half a day. They can be installed directly after the wall masonry is completed, greatly shortening the construction period.
Disadvantages:
- Poor waterproofing: Gaps are easily formed at the joints of prefabricated panels, leading to a high probability of rain leakage. It is said that '8 out of 10 houses leak', and waterproofing construction cannot guarantee 100% leak-proofness, resulting in high long-term maintenance costs.
- Low earthquake resistance: Prefabricated panels are monolithic cast structures with weak connections to the walls, making them prone to detachment or collapse during earthquakes. Therefore, they are not suitable for earthquake-prone areas.
- Poor thermal insulation: The floor slab is about 12 centimeters thick and, although hollow, has poor heat insulation in summer and heat preservation in winter. Additional thermal insulation materials (such as tiles or foam boards) need to be laid to improve this, increasing construction complexity.
Design lifespan and current situation:
The design standard for prefabricated cement roofs is 50 years. If the walls remain stable after this period, they can still be used for more than 50 years after inspection. However, due to their defects in waterproofing, earthquake resistance, and thermal insulation, modern rural house construction has gradually phased out prefabricated panel roofs in favor of cast-in-place concrete, color steel tiles, or new composite materials, which offer better durability, safety, and comfort.
Summary: Cement prefabricated house roofs were once favored for their low cost and fast construction, but technical defects have limited their long-term application. If repairing or renovating an existing prefabricated panel roof, it is recommended to focus on strengthening waterproofing (such as laying waterproof membranes) and adding thermal insulation layers to extend its service life and improve living comfort.
