Prefabricated Panels for Building Houses

Admin 18 de septiembre de 2026

Prefabricated panels for building houses refer to houses constructed primarily with prefabricated panels. These panels are factory-made cement components known for their efficiency and low cost, but they have drawbacks such as insufficient earthquake resistance and poor sound insulation and thermal insulation. Compensation methods for demolition include monetary compensation, property rights exchange, and housing vouchers.

Prefabricated panel houses originated in the early 20th century. The panels are formed by nailing wooden models, arranging steel bars, and pouring cement, and they come in two types: solid and hollow. The hollow structure achieves lightweighting by reducing non-load-bearing concrete. Most residential buildings constructed in China before 1985 adopted this structure, primarily for floor slabs and roof insulation layers. Their advantages lie in efficient construction and lower costs, meeting the rapidly growing demand for housing. However, prefabricated panel houses have numerous drawbacks: Insufficient earthquake resistance: Relying mainly on cement construction, although reinforced with a certain amount of steel bars, their overall earthquake resistance cannot compare with modern buildings. When facing natural disasters such as earthquakes or floods, safety precautions are significantly inadequate. Poor sound insulation and thermal insulation: They are hot in summer and cold in winter, and the sounds of neighbors can be clearly heard, affecting the quality of life. Difficult internal structural adjustments: Unlike modern commercial housing, large-scale modifications are almost impossible. Every wall may be related to the overall structure, making it difficult for residents to customize their living space according to personal needs. Risk of water seepage: Over time, cracks appear in the cement components, and the gaps between components increase, raising the risk of water seepage between floors. Short service life: The design life is approximately 30 to 50 years. Most were built in the 1970s to 1990s, and many have approached or exceeded their intended service life, showing signs of aging.

With the development of building technology, cast-in-place concrete and prefabricated buildings are gradually replacing traditional prefabricated panel houses. Since 2022, China has implemented a policy of renovating old buildings, focusing on repairing and renovating prefabricated panel houses and only demolishing those that meet the criteria for dangerous buildings. In terms of demolition compensation, if a prefabricated panel building is identified as a dangerous building or included in an urban demolition plan, corresponding compensation will be provided, mainly in three ways: Monetary compensation: The government hires a professional appraisal agency to determine the price based on the surrounding second-hand housing market, calculating the value of the house itself, decoration costs, and other expenses before transferring the funds to a bank card. Property rights exchange: This is divided into "in-situ relocation" and "off-site resettlement," and the relevant information about the replacement housing must be clearly stated in the contract when signing. Housing voucher settlement: These are购房代金券 (housing purchase vouchers), a method adopted in recent years.
