How to Expand Windows and Doors in Prefabricated Panel Houses

Admin 19 de septiembre de 2026

The windows and doors in the load-bearing walls of prefabricated panel houses should not be expanded arbitrarily. If expansion is necessary due to special needs, it must go through a legal approval process and ensure structural safety.

1. Legal Regulations and Safety Assessment Requirements

According to Article 5 of the 'Measures for the Administration of Interior Decoration and Renovation of Residential Buildings', expanding the size of windows and doors in load-bearing walls is an illegal act and may face fines ranging from 500,000 to 1,000,000 yuan. If modifications are indeed necessary, it is required to entrust the original design unit or a qualified design unit to propose a design plan and obtain approval. At the same time, a structural safety assessment report must be issued by a professional institution, clearly stating that the modifications will not lead to risks such as wall cracking, deformation, or collapse.

2. Application and Approval Process

  1. Preparing Materials

    • Application form: It is necessary to provide detailed information about the location, size, purpose, and necessity of the modifications.
    • Basic documents such as property ownership certificate of the house, original/new design drawings, and identification documents.
    • Structural safety assessment report: Issued by a professional institution to prove that the modifications comply with safety standards.
  2. Submitting the Application

    • Submit the materials to the local planning department or housing and urban-rural development bureau and pay any applicable fees or deposits.
    • If the property management of the residential area is involved, it is also necessary to submit a renovation application simultaneously and sign a 'Renovation Management Agreement', paying management fees or deposits.
  3. Approval and Inspection

    • After reviewing the materials, the planning department will conduct an on-site inspection to assess the impact of the modifications on the surrounding environment and the overall safety of the building.
    • If the requirements are met, a construction permit will be issued; if there are risks, the plan needs to be revised or the application terminated.

3. Construction and Acceptance Specifications

  1. Selecting a Construction Unit

    • It is mandatory to choose a unit with professional contracting qualifications for building decoration and renovation to ensure that the construction complies with regulations.
  2. Construction Supervision

    • Strictly follow the approved plan for construction, and it is prohibited to arbitrarily change the size or structure.
    • Accept regular inspections from the planning department and the property management to ensure that the construction process is safe and controllable.
  3. Completion Acceptance

    • After the construction is completed, it is necessary to apply for acceptance from the planning department and submit documents such as construction records and material qualification certificates.
    • Only after passing the acceptance can the project be put into use; if it fails, it needs to be rectified until it meets the standards.

4. Risk Warnings and Alternative Solutions

Arbitrarily expanding the windows and doors in load-bearing walls may lead to wall instability and collapse, seriously threatening life and property safety. If approval cannot be obtained, it is recommended to first consult professionals to assess the feasibility of modifying the windows and doors in non-load-bearing walls or meet the needs by optimizing the interior layout.
