Does Prefabricated Panel House Need Waterproofing?

Admin 17 de septiembre de 2026

Prefabricated panel houses require waterproofing, but there are many waterproofing challenges and a high risk of rain leakage.

I. Reasons for Waterproofing Challenges in Prefabricated Panel Houses

  1. Joint Treatment Defects: The connections between prefabricated panels are usually made through grouting or welding. However, these connection methods are prone to cracking under the influence of seismic activity or temperature changes (thermal expansion and contraction). Once cracks form, rainwater can seep into the interior through the gaps, causing rain leakage problems.
  2. Weak Waterproof Layer: The construction quality of the waterproof layer on the roofs of prefabricated panel houses is generally poor, especially in rural self-built houses. According to statistics, about 80% of rural prefabricated panel houses have rain leakage problems, and they are difficult to completely solve even after multiple repairs. This is mainly because the waterproof layer materials are improperly selected or there are defects in the construction process, leading to the easy failure of the waterproof layer.
  3. Fast Material Aging: The service life of prefabricated panel materials is relatively short, generally only about 10 years. As time goes by, the materials will gradually age, developing cracks or damage. Under extreme weather conditions such as heavy rain, the leakage problem will further worsen.

II. Emergency Waterproofing Measures and Their Effects

  1. Color Steel Roof Covering: This is the most effective overall anti-leakage method. By installing color steel plates on the existing roof, a new waterproof layer is formed. It has a relatively high cost, about 60 to 80 yuan per square meter, but has a long service life and is suitable for long-term use.
  2. Waterproof Membrane Repair: Use waterproof membranes to repair cracks or damaged areas. The effect depends on the construction quality. If properly constructed, the service life can reach about 15 years; however, if the construction is improper, rain leakage problems may still occur.
  3. Plastic Film Covering: This is the cheapest emergency solution, costing only 2 yuan per square meter, but the effect can only last for 2 to 3 years. Plastic films are prone to aging and need to be replaced regularly, making them suitable for temporary or short-term use.

III. Suggestions
The waterproofing problem of prefabricated panel houses should be addressed from the design and construction stages. Select high-quality waterproof materials and ensure that joint treatment and waterproof layer construction comply with standards. For houses that already have rain leakage problems, emergency measures can be selected according to the actual situation, but long-term maintenance and regular inspections are necessary.
