Is the Roof of a Prefabricated Panel House Waterproof?

Admin 19 de septiembre de 2026

The roof of a prefabricated panel house is prone to rain leakage, primarily due to structural defects and material characteristics. The specific causes and countermeasures are as follows:

I. Core Causes of Rain Leakage

  1. Defects in Joint Treatment
Prefabricated panels are installed by splicing, with joints sealed using grouting or welding. However, due to seismic activity, temperature changes (thermal expansion and contraction), or construction errors, joints are prone to cracking, forming channels for rainwater penetration. For example, in the Sangxiaokou Qiguitang community in Hefei, rainwater once flowed along the interior of the prefabricated panels, resulting in long-term leakage that was difficult to completely repair.

  2. Weak Waterproof Layer
The construction quality of the waterproof layer on the roof of prefabricated panel houses is generally poor. Material aging or defects in construction techniques can lead to the failure of the waterproof layer. Case studies of rural self-built houses show that 8 out of 10 households experience rain leakage issues. Even after multiple repairs (such as applying waterproof coatings), leakage still recurs due to cracks in the base layer.

  3. Rapid Material Aging
The service life of prefabricated panels is typically only about 10 years. After prolonged exposure to ultraviolet rays and rainwater erosion, the surface concrete can crack and peel off, forming leakage points. During heavy rain, rainwater quickly seeps into the interior through cracks, exacerbating damage.

II. Short-Term Emergency Repair Solutions

  1. Color Steel Roof Covering
Install color steel plates on the existing roof to form an overall waterproof layer. The advantage is significant waterproofing effect, with a lifespan of over 20 years; the disadvantage is high cost (about 60-80 yuan per square meter), requiring professional installation, and potentially affecting the building's appearance.

  2. Waterproof Membrane Repair
Use SBS or APP modified bitumen membranes to cover cracked areas. Construction involves cleaning the base layer, applying primer, and hot-melt paving, with a lifespan of about 15 years. However, if cracks in the base layer continue to expand, the membrane may be torn, leading to repair failure.

  3. Plastic Film Covering
Temporarily lay polyethylene film, which has extremely low cost (about 2 yuan per square meter) but poor weather resistance, prone to aging and cracking, with an effect lasting only 2-3 years. Suitable for emergency rain shelter or transitional use.

III. Long-Term Solution Recommendations

Due to the structural defects in the roof of prefabricated panel houses, it is recommended to completely replace the roof material. Cast-in-place concrete roofs are formed by integral pouring, with no joint issues, and can be constructed integrally with waterproof and insulation layers, offering significantly higher reliability than prefabricated panels. Although the initial cost is higher, long-term maintenance costs are low, with a service life of over 50 years.
