Quality Issues of Prefabricated Panel Houses

Admin 19 de septiembre de 2026

Quality issues of prefabricated panel houses mainly fall into two categories: inherent defects and legal issues.

Inherent Defects of Prefabricated Panel Houses

  • Insufficient Earthquake Resistance: Prefabricated panel houses have poor overall integrity. When facing natural disasters such as earthquakes or floods, their safety precautions are significantly inadequate, making them prone to damage in disasters and posing a threat to the lives of occupants.
  • Poor Sound Insulation and Thermal Insulation: The wall and floor structures of prefabricated panel houses result in poor sound insulation and thermal insulation performance. The interiors are hot in summer and cold in winter, and the sounds of neighbors can be clearly heard, affecting the comfort of living.
  • Difficult to Adjust Internal Structure: The internal structure of prefabricated panel houses is basically fixed, and large-scale modifications are hardly allowed. It is difficult for residents to customize their living spaces according to personal needs, limiting the flexibility of living.
  • High Risk of Water Seepage: Over time, the cement components of prefabricated panel houses may develop cracks, and the gaps between components may also increase, thereby increasing the risk of water seepage between floors and affecting the normal use of the houses.
  • Short Service Life: The designed service life of prefabricated panel houses is about 30 to 50 years. Many prefabricated panel houses built in the 1970s to 1990s are approaching or have exceeded their intended service lives, showing signs of aging such as wall cracks and floor deformation, posing safety hazards.

Legal Aspects Involved in Quality Issues of Rural Prefabricated Panel Houses

  • Producer Responsibility: Producers should be responsible for the quality of prefabricated panels, ensuring that they comply with national or industry standards that safeguard human health and personal and property safety, and possess the required performance for use.
  • Construction Unit Responsibility: Construction units must carry out construction in accordance with engineering design drawings and construction technical standards and must not cut corners. If quality issues arise during the construction of prefabricated panel houses, the construction unit should be responsible for repairs.
  • Warranty and Compensation: The warranty period for prefabricated panel houses follows relevant regulations, with the warranty period for the main structural works being the reasonable service life specified in the design documents. If personal or property damage occurs due to quality issues, the producer should be liable for compensation.
  • Acceptance and Delivery: Prefabricated panel houses delivered for completion acceptance must comply with the specified construction engineering quality standards and be equipped with complete engineering technical and economic data and a signed engineering warranty certificate. Prefabricated panel houses that have not undergone acceptance or have failed acceptance must not be delivered for use.
