Rumors about the Demolition of Prefabricated Panel Houses

Admin 18 de septiembre de 2026

There are several rumors about the demolition of prefabricated panel houses that need to be viewed rationally to avoid misinformation:

1. “Prefabricated panel houses in Chongqing will face large-scale demolition in 2024” This information has been verified as false by Chongqing Rumor Refutation in conjunction with Upstream News through consultation with the Chongqing Housing and Urban-Rural Development Commission. According to the Regulations on the Expropriation of Houses on State-owned Land and Compensation, house expropriation must align with public interest scenarios, such as transportation and educational infrastructure construction. Prefabricated panel houses themselves do not fall into this category. Currently, Chongqing has no plans or schemes for the expropriation of prefabricated panel houses, and the related demolition rumors lack policy basis.

2. “All prefabricated panel houses will be demolished” The Ministry of Housing and Urban-Rural Development has clearly stated that there is no unified regulation requiring the comprehensive demolition of prefabricated panel buildings. The policy emphasizes “classified disposal and precise strategies,” which means taking different measures based on the actual condition of the houses. For houses with structural safety and meeting residential standards, their service life can be extended through repair and reinforcement. Demolition is only carried out for houses with safety hazards or included in urban renewal plans. The rumor of “comprehensive demolition” is a misinterpretation of the policy. Some people confuse the “design life” (usually 50 years) with the “actual service life,” mistakenly believing that the houses must be demolished upon expiration.

3. “Prefabricated panel houses will be demolished after 30 years of use” This claim has no scientific basis. The lifespan of prefabricated panel houses is influenced by multiple factors, including design, construction, and maintenance. If the quality is合格 (qualified) and regular maintenance is carried out, their service life can far exceed 30 years. For example, some early-built prefabricated panel houses are still in safe use after reinforcement. Whether to demolish them depends on the structural safety assessment by professional institutions, not simply on the number of years of use.

4. “All prefabricated panel houses built before 2000 will be demolished” This statement is also false. Whether to demolish them depends on the safety condition of the houses and the needs of urban planning, not on the year of construction. For example, if a prefabricated panel house built before 2000 is structurally safe upon assessment and is not included in the demolition scope, it does not need to be demolished. Conversely, even newly built houses may be required for rectification or demolition if they have safety hazards. The core of the policy is to “ensure safety,” rather than making a “one-size-fits-all” division based on time.

Summary: The demolition of prefabricated panel houses should be based on professional assessments and policy planning. The rumors circulating online mostly stem from misunderstandings or one-sided interpretations of the policies. The public should obtain information through official channels and avoid spreading false content.
