How to Accept Prefabricated Panel Houses

Admin 18 de septiembre de 2026

The acceptance of prefabricated panel houses can be carried out through methods such as observing the appearance, checking the thickness, tapping to listen to the sound, examining the drawings, measuring physical parameters, and conducting professional inspections.

Firstly, observe the appearance. Prefabricated panels are generally regular in shape, with flat surfaces and neat edges. Sometimes, they may have textures or numbers left by the molds. If there are obvious cutting marks on the edges of the floor slabs or joints between prefabricated components, it can basically be determined as prefabricated panels.

Secondly, check the thickness. The thickness of prefabricated panels is uniform and regular. If the thickness of the floor slabs is uniform, it can be preliminarily judged as prefabricated panels. You can lift the baseboard to check the thickness of the panel edges. The actual thickness of standardized prefabricated products should be 16 ± 2 centimeters.

Thirdly, tap to listen to the sound. Gently tap the floor slabs with a hard object. The internal structure of prefabricated panels is relatively dense, and the sound is usually crisp with an echo; the sound of cast-in-place concrete floor slabs is relatively dull with no obvious echo. You can also tap the ceiling in the middle of the house or the partition walls with moderate force. Prefabricated panel buildings will produce a咚咚 (hollow thud) sound and it is difficult to leave obvious tapping marks on the surface.

In addition, examine the drawings. The construction drawings will clearly indicate the type of floor slabs. You can directly consult the developer or check the drawings. Obtain the original design drawings of the floor and focus on verifying the construction description clauses. Prefabricated components usually indicate specific panel specifications such as B1-grade hollow floor slabs and YB12 roof panels. Pay attention to whether the text annotations contain fields such as 'assembly of prefabricated components', 'embedded steel plates', and 'prestressed round-hole panels'.

At the same time, measure the conventional physical parameters of the floor slabs. The hole spacing is arranged in an arithmetic sequence of 12 - 18 cm. Cast-in-place floor slabs are generally 11 cm thick and have no obvious hole structures. Check whether the bathroom uses reinforced prefabricated waterproof panels with a thickness of more than 20 cm. You can check the prefabricated anchor nail system in the cut-off walls during decoration.

Finally, conduct professional inspections. You can hire a construction engineer to use ground-penetrating radar to scan the house frame. This instrument can distinguish the ripple differences between the steel mesh in the cast-in-place structure and the preset metal joints of the prefabricated panels through electronic feedback. A qualified third-party house inspection agency will focus on inspecting the stress conditions at the joints between the ends of the floor slabs and the wall beams. If there is an obvious planar misalignment displacement (exceeding a 3 mm error rate), it can be determined. For such services, the agency must be required to provide a quality inspection certificate with CMAP certification to have legal validity.
