Prefabricated Modular Housing

Admin 18 de septiembre de 2026

Prefabricated modular housing is a construction model that breaks down buildings into independent modules, which are prefabricated in factories and then transported to the site for assembly. It offers advantages such as short construction periods, environmental friendliness, and earthquake resistance, but relies on industrial foundation support.

Core Features and Advantages

  1. Standardization and Industrialization
Prefabricated modular housing achieves efficient construction through standardized design, factory-based production, and assembly-based construction. Modules are integrated with the main structure, enclosure system, equipment pipelines, and interior decoration in factories, forming standardized spatial units. On-site assembly only requires connection, reducing wet work in traditional construction.

  2. Construction Period and Cost Advantages
This model can significantly shorten the construction cycle. For example, rural housing projects can be completed in as short as 14 days, with the total construction period reduced by about 50% compared to traditional methods. For some large-scale projects, the completion and delivery time has been compressed from 2.5-3 years to 1 year. Additionally, factory-based production reduces on-site labor requirements, lowering labor costs, while improving material utilization and controlling overall costs.

  3. Performance and Environmental Friendliness
Modules use high-strength materials and earthquake-resistant designs, offering superior overall earthquake resistance compared to traditional buildings. During production, construction waste is reduced by about 80%, and modules can be disassembled and reused, meeting green building standards. The factory environment facilitates quality control, avoiding on-site construction errors and enhancing building durability.

Application Scenarios and Policy Support

Prefabricated modular housing has been widely applied in residential, school, hospital, hotel, and other fields. Many regions in China have introduced policies to promote its development. For example, Guangzhou and Shenzhen have mandated the priority use of modular technology in new public buildings; the Dinghui Temple North Plot affordable rental housing project in Haidian District, Beijing, completed the hoisting of its first concrete module in May 2026, becoming Beijing's first concrete modular affordable housing project.

Challenges and Limitations

This model requires a high level of industrial foundation, including a complete technical system, large-scale production capacity, and supporting industrial clusters. Module transportation is limited by road conditions, with oversized modules requiring special logistics solutions; on-site assembly requires strict precision and professional teams. Additionally, initial investment costs are high, and the economic viability may be insufficient for small-scale projects.

Market Prospects

According to market research institutions, the global modular construction market is expected to exceed $142.8 billion by 2030, with a compound annual growth rate of over 10%. With technological advancements and policy guidance, prefabricated modular housing is expected to become the mainstream direction of future construction industrialization.
