Prefabricated Lightweight Housing

Admin 18 de septiembre de 2026

Prefabricated lightweight housing is a low-rise building system constructed using lightweight materials such as light steel keels as its core, through factory prefabrication and on-site assembly. It offers advantages such as light weight, strong earthquake resistance, fast construction, and energy efficiency. Typical examples include light steel villas, as well as container houses and light steel wooden houses.

Core Materials and Structural Features

Prefabricated lightweight housing uses light steel keels made from cold-rolled hot-dip galvanized aluminum steel strips as its main load-bearing structure. Its self-weight is only 1/5 to 1/8 of that of traditional brick-and-mortar structures, significantly reducing the load on the foundation. The building system comprises four major systems: foundation, walls, floors, and roof, adopting standardized and modular design. Components are prefabricated in factories and transported to the site for assembly, reducing on-site wet work and improving construction efficiency.

Performance Advantages

  1. Strong Earthquake and Wind Resistance: The light steel keels are connected with bolts to form a flexible structure, achieving a main earthquake resistance rating of Grade 9 and wind resistance up to Grade 12, suitable for earthquake-prone and windy regions.
  2. Thermal Insulation and Humidity Regulation: The exterior walls are filled with glass fiber wool for efficient thermal insulation, and are equipped with breathable membranes to balance indoor and outdoor humidity, preventing condensation issues and enhancing living comfort.
  3. Energy Efficiency and Environmental Protection: The roofing system supports integrated photovoltaic tiles, improving energy efficiency by 40%. Material waste is reduced to 3%, and the overall cost is 15%-20% lower than that of brick-and-mortar structures, meeting green building standards.

Construction Efficiency and Cost

The construction period is 50% shorter than that of traditional buildings. For example, the main structure of a 200-square-meter light steel villa can be completed within one month. Costs vary depending on materials and design complexity. The comprehensive cost of a light steel villa is approximately 1,500-2,500 yuan per square meter, while simpler types like container houses can be as low as several hundred yuan per square meter.

Application Scenarios and Policy Support

Widely used for low-rise building needs such as rural housing, tourist resorts, and overseas projects. In China, 28 provinces have introduced subsidy policies for prefabricated buildings, providing financial support or tax incentives for projects adopting prefabricated lightweight housing, promoting industry-scale development.

Other Types and Market Options

In addition to light steel villas, the market offers container houses, light steel wooden cabins, and outdoor anti-corrosion wooden houses, with significant price variations (ranging from a few yuan to several thousand yuan per square meter). Selection should be based on budget, functional requirements, and manufacturer qualifications.
