Prefabricated Housing Construction

Admin 18 de septiembre de 2026

Prefabricated housing construction is a building form characterized by industrialized production of components and on-site assembly, featuring modularity, standardization, and high efficiency.

Modular Construction and Component Types

The core of prefabricated housing is modular construction, which involves dividing the building into independent modules (such as ceilings, floors, walls, and plumbing and electrical lines). These modules are manufactured in factories and then transported to the site for assembly. This model has a high degree of integration. For example, bathroom waterproofing layers and interior decorations can be completed in advance, and on-site assembly is as simple as “building with blocks”. Its component types cover basic structural units such as beams, slabs, walls, and columns, and can be further subdivided into specialized components such as prefabricated stairs and balconies according to functional requirements.

Main Technical Types and Systems

There are three types of technologies for prefabricated housing:

  1. Panel Assembly: Using prefabricated wall panels and floor slabs as core components, they are assembled into an overall structure through connectors, suitable for multi-story residential buildings or office buildings.
  2. Box Assembly: Using prefabricated functional units (such as complete room modules) as the basis for combination, with interior decorations and equipment pipelines included in the modules, they can be directly spliced to form buildings, commonly seen in standardized scenarios such as hotels and dormitories.
  3. Frame Assembly: Using prefabricated beams and columns to form a frame structure, and then filling in wall panels or floor slabs, it offers high flexibility and is suitable for large-span public buildings.
In terms of technical systems, prefabricated housing mainly adopts prefabricated concrete structures and steel structures. Concrete structures have lower costs and strong durability, suitable for residential projects; steel structures are lightweight and have fast construction speeds, and are mostly used in high-rise or industrial buildings.

Construction Characteristics and Advantages

The construction of prefabricated housing subverts the traditional model:

  • Parallel Operations: Component production in factories and on-site foundation construction are carried out simultaneously. Coupled with automated production lines and intelligent warehousing, the construction period can be shortened by more than 60%. For example, in a public housing project in Guangdong Province, through the assembly of 6,028 concrete modules, the construction period was compressed from 2.5 - 3 years to 1 year.
  • Precise Control: Component production positions steel bars and screw holes with millimeter-level precision, and implements full-process traceability through an “ID card” system (including project name, model, production date, etc.) to ensure stable quality.
    Its advantages are significant:
  • Environmental Protection and Energy Efficiency: On-site labor is reduced by about 50%, and noise, dust, and construction waste emissions are significantly reduced, alleviating traffic congestion.
  • Quality Control: The factory environment eliminates weather interference, and component strength, airtightness, and other indicators are superior to on-site pouring.
  • Convenient Maintenance: Modular design facilitates the replacement of damaged components in the later stage, extending the building's lifespan.
