Prefabricated Housing Construction

Admin 18 de septiembre de 2026

Prefabricated housing construction is a building method that involves the industrial production of building components and their assembly on-site. It is also known as prefabricated modular construction or modular architecture.

I. Technical Systems and Component Types Prefabricated housing construction encompasses two major technical systems: prefabricated concrete structures and steel structures. The core components include prefabricated products such as beams, slabs, walls, and columns. Among them, modular architecture represents a higher level of integration, dividing buildings into independent modules. These modules are completed with structural, interior, and equipment installations in factories before being transported to the site for assembly. For example, a public housing project in Shenzhen, Guangdong, utilized 6,028 concrete modules, which were quickly assembled into a nearly 100-meter-high residential building using standardized interfaces.

II. Core Advantages

  1. Reduced Construction Time: The construction period for modular buildings is more than 60% shorter than that of traditional buildings. The Shenzhen project's completion and delivery time was compressed from 2.5-3 years to just 1 year, demonstrating the efficiency of industrial production.
  2. Reduced Pollution: Factory prefabrication minimizes on-site casting operations, reducing noise, dust, and construction waste. Fujian Province has established industrial bases through policy guidance, achieving a more than 70% reduction in construction waste.
  3. Quality Control: Components are manufactured with millimeter-level precision control, and each product is accompanied by an 'ID card' recording production information. This ensures traceability of quality in critical aspects such as steel bar positioning and connection nodes.
  4. Ease of Maintenance: Modular design supports partial replacement or upgrades, offering flexible maintenance and adaptability to diverse application scenarios.

III. Development History China's prefabricated concrete technology originated in the 1950s, initially used for factory and residential construction. In the 1970s, the 'Three Modernizations' policy in construction promoted the development of large-panel and box-structure technical systems. The 1980s saw a stagnation due to cost and quality issues. In the 21st century, companies like Vanke Group developed prefabricated shear wall residential structural systems and applied prestressed prefabricated concrete frame technology in projects such as Nanjing Jindi Yufang, driving industry recovery.

IV. Market Status China's exports of prefabricated houses have grown significantly. In the first four months of 2026, the Guangzhou Customs district exported movable houses worth 1.4 billion yuan, a year-on-year increase of 38.1%. Nationwide, enterprises exported 1.68 billion yuan worth of products through the Shenzhen port, a 19.6% year-on-year increase, covering more than 150 countries and regions. Market research institutions predict that the global modular construction market will exceed $142.8 billion by 2030, indicating broad industry prospects.
