Prefabricated Housing Components
Prefabricated housing components are produced industrially and assembled on-site, covering technologies such as prefabricated concrete structures and steel structures, with components including prefabricated beams, slabs, walls, columns, and other products.

Types of Prefabricated Components
- Panel-based Assembly: Using prefabricated wall panels and floor slabs as core components, it can expand usable area but has limited design flexibility. This type is suitable for projects with high space utilization requirements and relatively regular building structures.
- Box-based Assembly: By combining prefabricated functional units, construction speed can be increased by 50%-70%, but it has high requirements for transportation and lifting equipment. It is suitable for projects where site conditions allow and corresponding transportation and lifting capabilities are available, enabling rapid completion of the main building structure.
- Frame-based Assembly: For example, the prestressed prefabricated concrete assembled integral frame structure system used in the Nanjing Jindi Yufang project has good overall integrity and seismic performance, and is often used in buildings with high structural stability requirements.
Advantages of Prefabricated Components
- Shortened Construction Period: Prefabricated components are produced in factories, unaffected by on-site conditions, allowing for simultaneous production of multiple components. On-site assembly only requires simple splicing and connection, significantly shortening the construction cycle.
- Reduced Pollution: Industrial production reduces on-site wet operations such as concrete mixing and pouring, lowering environmental pollution such as dust and noise, aligning with the development concept of green buildings.
- Improved Quality: Factory production adopts standardized production processes and strict quality control systems, ensuring component quality, reducing issues such as cracks and voids, and improving the overall quality of the building.
- Enhanced Construction Safety: It reduces dangerous operations such as formwork installation and removal, lowering the risk for construction personnel in hazardous environments such as high-altitude work, and improving construction safety.
Applications of Prefabricated Components
Prefabricated components are used in various fields such as municipal bridges, subway stations, and prefabricated building projects. In high-rise residential buildings, prefabricated shear wall panels are suitable for high-rise shear wall structural systems; gypsum wall panels can be used for interior partitions; composite floor slabs are suitable for high-rise buildings and large-span buildings with high overall stiffness requirements; and the installation of prefabricated concrete stairs is much faster than traditional stairs.
Production and Application Standards for Prefabricated Components
The production and application of prefabricated components must comply with the national standard "Assessment Standard for Prefabricated Buildings" (GB/T51129-2017). In August 2020, nine departments including the Ministry of Housing and Urban-Rural Development jointly issued the "Several Opinions on Accelerating the Development of New Building Industrialization", promoting standardized production and quality management of components.
