Prefabricated House Transfer Fee

Admin 18 de septiembre de 2026

The transfer fees for prefabricated houses mainly include deed tax, transaction handling fees, registration fees, appraisal fees, and may also involve stamp duty, land gain fees, business tax, income tax, and other fees. Details are as follows:

Deed Tax: According to the "Deed Tax Law of the People's Republic of China", the taxable basis for deed tax is the transaction price determined in the land and house ownership transfer contract. The specific tax rate varies by region and house type, generally ranging from 3% to 5%. For example, for properties purchased exceeding 144 square meters, the deed tax payable is 3% of the property price; for properties purchased not exceeding 144 square meters, the deed tax payable is 1.5% of the property price; in the case of a first-time home purchase, for properties not exceeding 90 square meters, the deed tax payable is 1% of the property price.

Transaction Handling Fees: Generally calculated based on the building area of the house, with specific standards varying by region. For example, the property transfer transaction fee may be 3 yuan per square meter or 6 yuan per square meter, with both the buyer and seller sharing the cost equally.

Registration Fees: Include house property registration fees and document fees. For house property registration fees, general residential properties are charged 80 yuan per set, while non-residential properties are charged based on area segments; document fees refer to the cost of the house ownership certificate, which is generally a small amount.

Appraisal Fees: If an appraisal of the house value is required during the transfer process, appraisal fees will be incurred, generally payable at 0.5% of the appraised value.

In addition, stamp duty, land gain fees, business tax, income tax, and other fees may also be involved. Stamp duty is a tax levied on the act of drawing up or receiving legally binding documents in economic activities and exchanges; land gain fees are determined based on the nature of the land where the house is located; business tax and income tax are related to the profitability of the house transaction and relevant policy regulations, with specific payment requirements and amounts determined based on the house transaction situation and regional policies.
