Specification Requirements for Floor Height of Prefabricated Houses

Admin 18 de septiembre de 2026

According to the national standard 'Residential Project Specifications', the floor height specification requirement for prefabricated houses (newly built residential buildings) is not less than 3 meters. This standard will be officially implemented from May 1, 2026, representing an increase of 20 centimeters from the previously recommended standard of 2.8 meters. This adjustment is based on a comprehensive consideration of living comfort, functional adaptability, and the development of building technology.

Core Objectives of Specification Adjustment

  1. Improving Living Experience: With an increased floor height, the vertical space inside the house becomes more spacious, significantly enhancing lighting and ventilation efficiency. Natural light can penetrate deeper into the interior, reducing dark corners; the extended air circulation path helps reduce dampness and stuffiness, especially improving the living quality in humid southern regions or low-rise residential buildings.
  2. Adapting to Diverse Needs: Modern families have increasingly diverse needs for residential functions, such as installing central air conditioning, fresh air systems, and smart ceiling devices, all of which require sufficient vertical space. A floor height of 3 meters provides more flexible conditions for pipeline layout and equipment installation, avoiding equipment compression or aesthetic impact due to insufficient floor height.
  3. Enhancing Psychological Comfort: Psychological studies have shown that floor height is closely related to people's perception of space. A higher floor height can reduce a sense of oppression, especially for children, the elderly, or those who stay at home for long periods, with a more significant effect on enhancing psychological comfort.

Implementation Background and Basis

The previously recommended floor height standard of 2.8 meters was mainly formulated based on economic considerations and conventional decoration needs. However, with the improvement of living standards and the progress of building technology, this standard has become difficult to meet modern living needs. This adjustment references international general standards (such as the floor height of residential buildings in European and American countries generally ranging from 2.7 to 3.1 meters) and is comprehensively determined by combining China's climatic characteristics, ergonomics, and equipment installation needs, aiming to promote the development of residential construction towards high quality and humanization.

Precautions

This standard applies to newly built residential buildings. The renovation of existing residential buildings should refer to local specific regulations; the floor height requirements for special functional spaces (such as attics and basements) may be separately specified and should be implemented in combination with specific design specifications.
