Cost of Prefabricated Houses per Square Meter

Admin 18 de septiembre de 2026

The cost of prefabricated houses varies significantly per square meter depending on the type, materials, and specifications, ranging roughly from 300 yuan to 4000 yuan. It can be divided into the following two categories:

Cost of Cement Prefabricated Houses
Taking ordinary residential houses in Henan as an example, if a full-package model (including foundation construction, main structure, and simple decoration) is chosen, the price per square meter is approximately just over 300 yuan. However, it should be noted that this price is usually for a rough finish. If advanced configurations such as photovoltaic power generation are added, an additional 50 to 100 yuan per square meter will be required. More importantly, if subsequent projects such as water and electricity installation and interior decoration are all included, the actual cost will rise significantly, possibly reaching 800 to 1000 yuan per square meter. These types of houses are mostly used for temporary buildings or low-cost housing, with relatively limited material durability and design flexibility.

Cost of Architectural Prefabricated Modular Houses
These houses adopt standardized modular design, and the structural type directly affects the price:

  • Light Steel Structure: 1500 to 2500 yuan per square meter. Light steel materials are lightweight and have fast construction speeds, suitable for quickly erected residential or commercial buildings. However, sound insulation and thermal insulation performance need to be enhanced through additional measures.
  • Wood Structure: 2000 to 3500 yuan per square meter. Wooden houses are environmentally friendly, but fire and moisture-proof treatments need to be considered, and material costs are greatly influenced by the origin and grade of the wood.
  • Concrete Structure: 3000 to 4000 yuan per square meter. Concrete modules have high strength and durability, suitable for multi-story buildings or scenarios with high structural safety requirements. However, their heavy weight increases transportation and installation costs.

Core Factors Affecting Cost Differences

  1. Material Costs: Fluctuations in the prices of basic materials such as concrete, steel, and wood directly affect the total cost.
  2. Configuration Complexity: Decoration standards and equipment integration (such as photovoltaic and smart systems) can significantly increase costs.
  3. Construction Scale: Large-scale projects can reduce unit costs through mass production, while small-scale customization leads to higher unit prices due to mold development and other expenses.

It is recommended to comprehensively choose the type based on budget, usage scenario, and long-term maintenance needs, and request suppliers to provide detailed quotations that include all hidden costs to avoid additional charges later.
