Prefabricated House Cost

Admin 18 de septiembre de 2026

The cost of prefabricated houses varies significantly depending on the type, materials, and specifications, and can be broadly categorized into the following three types:

1. Prefabricated Panel Houses Prefabricated panel houses are characterized by their low cost and rapid construction, with a cost per square meter ranging from 300 to 600 yuan. Among them, the basic cost of simple panel houses starts at 300 yuan/㎡. For low-end scenarios such as offices, the total budget for a 100㎡ area is approximately 30,000 yuan; if elaborately decorated or used for commercial purposes, the cost can reach 600 yuan/㎡, with a total budget of about 60,000 yuan for a 100㎡ area. Additionally, the cement 'prefabricated houses' emerging in rural areas of Henan also fall into this category, with a unit price of around 300 yuan/㎡ as well. However, the total price varies according to the house size: a small villa costs between 50,000 and 100,000 yuan, while a large villa requires about 150,000 yuan.

2. Prefabricated Houses The cost of prefabricated houses varies significantly depending on the structural type:

  • Light Steel Structure: The cost per square meter ranges from 1,500 to 2,500 yuan, with a short installation period that can save 30% on labor costs, making it suitable for projects with tight deadlines.
  • Wooden Structure: The cost per square meter ranges from 2,000 to 3,500 yuan. Due to fluctuations in wood prices and the complexity of the craftsmanship, the cost range is wide, and it is mostly used for eco-friendly residences or tourist attractions.
  • Concrete Structure: The cost per square meter ranges from 3,000 to 4,000 yuan, with additional considerations for foundation costs (such as pile foundations, raft foundations, etc.), making it suitable for multi-story buildings or structures with high stability requirements.

3. Expandable Container Houses As a representative of modular buildings, expandable container houses boast modular design advantages, but their costs are influenced by factors such as international logistics and tariffs. Taking a 70㎡ house as an example, the cost of the house body is approximately 15,800 US dollars. After adding freight, tariffs, taxes, and miscellaneous fees, the total landed cost reaches 28,689 US dollars (equivalent to less than 200,000 yuan). Such houses are suitable for temporary residences, post-disaster reconstruction, or mobile office scenarios, but long-term use requires consideration of maintenance costs.

Summary: The cost of prefabricated houses is significantly influenced by structural type, material selection, and functional requirements. Simple panel houses have the lowest cost and are suitable for short-term or low-budget projects; prefabricated houses offer diverse structures and require cost-effectiveness considerations based on usage; container houses experience significant cost fluctuations due to international factors and require advance planning for logistics and tariffs.
