Prefabricated Floor Slab Removal Plan
Admin 18 de septiembre de 2026
The removal of prefabricated floor slabs in buildings should be planned based on the building's condition, laws, regulations, and policy requirements, with core steps including pre-removal preparation, removal plan formulation, and compensation and resettlement implementation.

Pre-removal Preparation
- Safety Appraisal: Commission a professional agency to conduct a structural safety appraisal of the building, focusing on assessing whether the prefabricated floor slabs suffer from long-term disrepair or inadequate seismic performance. If the building is appraised as a D-grade dilapidated building (overall danger requiring immediate removal) or poses serious safety hazards, it should be prioritized for removal. Starting from 2025, such buildings will become key targets for urban renewal.
- Planning and Announcement: The government needs to issue a demolition announcement, specifying the demolition scope, duration, and compensation and resettlement plan to safeguard residents' right to be informed. For example, compensation standards may include building value, decoration compensation, and moving expenses.
- Building Survey and Registration: Conduct a detailed registration of information such as ownership, area, and usage of buildings within the demolition scope to provide a basis for subsequent compensation.
Removal Plan Formulation
- Categorized Handling: Formulate strategies based on the building's safety grade. D-grade dilapidated buildings, involving the safety of the entire building, usually require demolition and reconstruction; C-grade dilapidated buildings (local danger) can eliminate hazards through reinforcement and repair, or choose reconstruction if the building is severely aged or residents have a unified willingness for renovation.
- Removal Method Selection: Choose mechanical or manual removal based on the building's structure and surrounding environment. For example, mechanical removal is efficient but may generate vibrations, requiring an assessment of its impact on surrounding buildings; manual removal is suitable for complex environments but has higher costs.
- Safety Guarantee Measures: Formulate a protection plan, including setting up warning lines, assigning safety personnel, and preparing emergency equipment (such as firefighting equipment and first-aid kits) to ensure that the removal process does not cause harm to surrounding personnel and buildings.
Compensation and Resettlement Implementation
- Compensation Methods: Provide monetary compensation or property rights exchange. Monetary compensation is calculated by a third-party appraisal company and includes building value, decoration compensation, and transitional rental housing expenses; property rights exchange can choose in-situ relocation or off-site resettlement.
- Relocation and Removal: The demolition party can implement removal only after residents complete relocation according to the agreement to ensure legal and compliant procedures.
- Transitional Resettlement: For residents with no housing after removal, the government needs to provide temporary resettlement housing or rental housing subsidies to safeguard their basic living needs.
