Requirements for Prefabricated Finished Decoration Houses

Admin 19 de septiembre de 2026

Prefabricated finished decoration houses must meet requirements in three aspects: design, materials, and construction:

Design Requirements:
The project must strictly adhere to the 'Residential Project Specifications' GB55038-2025 and fully implement pipeline separation technology. Architectural and decoration designs should be integrated, strengthening the coordination among professional designs such as architecture, structure, and equipment pipelines to ensure that the designs for fixed surfaces, equipment pipelines, switches, sockets, and basic facilities are synchronized. If the decoration project is not designed by the same unit as the main residential building project, the decoration design documents must be confirmed by the main design unit. The decoration project requires specialized design, specifying the performance indicators of main materials and components, and providing detailed drawings and node diagrams. The architectural design and decoration design construction drawings should be submitted together to the review agency, which should focus on verifying issues related to structural safety, usability safety, and functionality.

Material Requirements:
Panel materials must meet formaldehyde emission standards, such as E0 grade (≤0.050mg/m³), ENF grade (≤0.025mg/m³), or formaldehyde-free certified panels; the use of products below E1 grade is prohibited. For structural materials, light steel keels should have a thickness of ≥0.6mm, a double-sided zinc coating of ≥120g/m², and assembled partition walls should have a surface density of ≤80kg/m² and an airborne sound insulation of ≥40dB. Waterproof materials should use JSIII type polymer cement-based waterproof coatings, and joint sealants should have a displacement capacity of ≥±25%. For pipeline materials, water supply pipes should be 304 stainless steel pipes, wires should be selected according to circuit specifications for copper core wires, and conduit pipes should be PVC-U pipes. Upon arrival, materials must be checked for 'three certificates' (quality certificate, test report, instruction manual). Fireproof materials must provide a GB50222 test report, environmentally friendly materials must provide a formaldehyde test report, imported materials must provide a customs declaration and Chinese labels, and physical inspections should check appearance and dimensional deviations, with random sampling for testing.

Construction Requirements:
Technical preparation involves establishing a comprehensive BIM model across all disciplines, completing pipeline integration optimization, simulating the construction process to identify spatial conflicts in advance, organizing construction personnel to learn relevant codes and standards, conducting specialized technical training for key processes, and preparing construction process cards. Site preparation includes dividing areas for material storage, processing, and installation, setting up temporary water and electricity connection points with leakage protectors installed, providing fire-fighting equipment, and placing two 4kg dry powder fire extinguishers every 50㎡.
