Prefabricated Concrete Panel House

Admin 18 de septiembre de 2026

Prefabricated concrete panel houses are constructed primarily using prefabricated panels, offering advantages such as low cost and rapid construction. However, they have drawbacks including weak earthquake resistance, poor sound and thermal insulation, and limited lifespan, and are gradually being replaced by modern construction techniques.

Construction Method and Historical Background

Prefabricated concrete panels are factory-made components, created by nailing wooden molds, arranging steel reinforcement, and pouring concrete. They come in two types: solid and hollow. This construction method originated in the early 20th century, and many residential buildings in China built before 1985 adopted this structure due to its low cost, simple construction process, and short construction period (for example, standardized square concrete panels combined with vacuum laying machines can complete the laying of thousands of square meters in a day). Additionally, the amount of steel reinforcement and labor costs are lower than those of cast-in-place panels, and the panels can be reused after demolition.

Core Advantages

  1. Economy: The high standardization of prefabricated panel production results in low material and labor costs, making it suitable for large-scale rapid construction.
  2. Construction Efficiency: Factory-prefabricated components reduce on-site work time, shortening the construction period by 30%-50% compared to traditional cast-in-place structures.
  3. Recyclability: Demolished prefabricated panels can be reused, reducing the generation of construction waste.

Significant Drawbacks

  1. Poor Structural Safety:
    • Weak Earthquake Resistance: The connection nodes between prefabricated panels have low strength, and even minor earthquakes can cause collapse.
    • Limited Lifespan: The designed service life is approximately 30-50 years, much shorter than the 70-100 years of cast-in-place concrete structures.
  2. Inadequate Performance:
    • Poor Sound and Thermal Insulation: Prefabricated panels are only about 10 centimeters thick with long circular holes in the middle, making them prone to sound transmission and weak thermal insulation.
    • Leakage Risks: Gaps between panels are prone to water seepage, corroding internal steel reinforcement and shortening the structural lifespan.
  3. Inconsistent Quality: There is a wide variation in the quality of prefabricated panels on the market, with a high proportion of inferior products, further exacerbating safety hazards.

Current Situation and Policies

With advancements in construction technology, cast-in-place concrete and prefabricated buildings are gradually replacing traditional prefabricated panel houses. Since 2022, China has implemented renovation policies, focusing on repairing and renovating prefabricated panel houses and only demolishing buildings that meet the criteria for dangerous structures. Some regions have already initiated demolition work. This shift reflects the construction industry's higher demands for safety, durability, and living comfort.
