Prefabricated Concrete Modular Housing
Admin 18 de septiembre de 2026
Prefabricated concrete modular housing is commonly known as prefabricated concrete assembled housing or modular construction, which is a construction mode centered around factory-prefabricated modules and assembled on-site.

Core Construction Modes and Technical Systems
Prefabricated concrete modular housing breaks down buildings into independent modules (such as beams, slabs, walls, columns, etc.), which are manufactured in factories through standardized production lines and then transported to the construction site for assembly. Its technical system covers three categories:
- Panel-based Assembly: Focusing on prefabricated wall panels, floor slabs, and other components, which are assembled into an overall structure through connectors;
- Box-based Assembly: Prefabricating rooms or functional units into “box” modules, which are directly assembled into a complete building;
- Frame-based Assembly: Using prefabricated frames (such as columns and beams) as supports, combined with prefabricated wall panels to form a structural system.
For example, the Nanjing Jindi Yufang project adopts a prestressed prefabricated concrete assembled integral frame structure, and Vanke Group has developed an assembled shear wall residential system, both achieving component standardization through industrial production.
Significant Advantages
- Short Construction Period: Factories employ parallel operations and automated production, reducing the construction period by more than 60% compared to traditional buildings. For instance, a social housing project in Shenzhen, Guangdong, assembled from 6,028 modules, had its construction period reduced from 2.5-3 years to 1 year.
- Environmental Protection and Energy Efficiency: On-site operations reduce dust, noise, and construction waste. Regions like Fujian Province have achieved a more than 70% reduction in waste through policy support.
- Quality Control: Module production errors are measured in millimeters, and each component comes with an “ID card” (including project name, model, production date) to ensure traceable quality.
Market Applications and Challenges
- Strong Overseas Demand: In the first four months of 2026, the Guangzhou Customs District exported movable houses worth 1.4 billion yuan, a year-on-year increase of 38.1%; in the first quarter, the national export growth rate of prefabricated buildings reached 45%, mainly exported to European and American countries. Its cost-effectiveness is prominent, with a 70-square-meter two-bedroom unit costing only 200,000 yuan and being fully equipped.
- Limited Domestic Popularization: In rural areas, the cost of self-built houses is similar to that of prefabricated houses, and there are concerns about structural stability, so they have not been widely promoted. Additionally, this mode relies on the support of technical systems, production systems, and industrial clusters, imposing high requirements on the industrial foundation.
