Prefabricated Concrete Finished Housing

Admin 18 de septiembre de 2026

Prefabricated concrete finished housing, also known as pre-cast housing or prefabricated assembled buildings, is a form of construction that involves industrial production of building components and on-site assembly.

Main Types

  • Panel-assembled: Using pre-fabricated wall panels and floor slabs as core components, this type can expand usable area but has limited design flexibility.
  • Box-assembled: By combining pre-fabricated functional units, construction speed increases by 50%-70%, but it requires higher standards for transportation and lifting equipment.
  • Frame-assembled: Modular construction is a more integrated model within this category, breaking down buildings into independent modules that are manufactured in factories and then transported to the site for assembly.

Technology and Components

The technology covers prefabricated concrete structures and steel structures, with components including pre-fabricated beams, slabs, walls, columns, and other products. Each component has a detailed 'ID card' recording project name, product model, production date, and other information. The positioning accuracy of steel bars is measured in millimeters to ensure controllable errors.

Advantages

  • Shortened Construction Period: The construction period of modular buildings is reduced by more than 60% compared to traditional methods. For example, a public housing project in Shenzhen, Guangdong, used 6,028 concrete modules for assembly, reducing the construction period from 2.5-3 years to 1 year.
  • Reduced Pollution: Most construction processes are completed in factories, with on-site casting for connections, reducing noise, dust, and construction waste by more than 70%, and significantly alleviating traffic congestion.
  • Controllable Quality: Industrial production ensures component precision with millimeter-level errors, providing far higher quality stability than on-site casting.
  • Energy Efficiency, Environmental Protection, and Easy Maintenance: High material utilization rates and low post-maintenance costs comply with green building standards.

Development History

China's prefabricated concrete technology began in the 1950s, initially used for factory and residential construction; in the 1970s, technical systems such as large-panel structures and box structures were formed; in the 1980s, development stalled due to cost and quality issues; after the 21st century, it revived due to efficiency and environmental advantages, with companies like Vanke developing prefabricated shear wall residential structural systems and applying prefabricated frame technology in projects like Nanjing Jindi Yufang.

Market and Applications

China's prefabricated building exports have grown significantly, with Guangzhou Customs reporting RMB 1.4 billion in activity housing exports in the first four months of 2026, a year-on-year increase of 38.1%; nationwide prefabricated building export growth reached 45% in the first quarter of 2024. Application scenarios continue to expand, with a public housing project in Shenzhen already housing over 2,000 residents, and modular buildings gaining popularity in residential and commercial sectors.
