Prefabricated Building Assembly

Admin 17 de septiembre de 2026

Prefabricated building assembly is a construction method that involves the industrial production of building components and their on-site assembly, offering advantages such as shortened construction periods and reduced pollution.

Technical Systems and Component Types

Prefabricated building assembly encompasses two major technical systems: prefabricated concrete structures and steel structures, with core components including prefabricated beams, slabs, walls, and columns. Based on assembly methods, it can be categorized into three types:

  1. Panel Assembly: Utilizing prefabricated wall panels and floor slabs as core components, the building's main structure is formed through standardized connections. This approach offers the advantage of expanding indoor usable space, although design flexibility is constrained by the modular characteristics of prefabricated components.
  2. Box Assembly: Functional units such as bathrooms and kitchens are prefabricated into independent "boxes" and rapidly assembled on-site through lifting and positioning. This method increases construction efficiency by 50%-70%, but it imposes higher requirements on the load-bearing capacity of transport vehicles and the lifting capacity of equipment.
  3. Frame Assembly: Prefabricated columns and beams form the structural frame, which is combined with prefabricated floor slabs and enclosure walls to create a complete building. Modular construction, as an advanced form of this approach, integrates piping systems, interior finishes, and decorations into prefabricated modules, enabling a "move-in ready" delivery standard.

Technical Advantages and Development History

This technology achieves quality controllability through factory-based production, reducing on-site wet work by over 60% and shortening construction periods by 30%-50% compared to traditional methods. Additionally, it reduces construction waste by 70% and lowers construction noise by 20 decibels, aligning with the requirements of green building development. China's prefabrication technology originated in the 1950s, initially applied in industrial plant construction. In the 21st century, with companies like Vanke developing prefabricated shear wall systems, the technology's maturity significantly improved. Fujian Province has established industrial bases through policy support, forming a complete industrial chain from component production to installation, thereby promoting the standardization of the technology.

Market Applications and Export Situation

Prefabricated buildings are widely used in domestic affordable housing and commercial complexes. For example, the Xiong'an New Area Civic Service Center adopted a prefabricated steel structure, with a construction period of only 112 days. In the international market, Chinese-made prefabricated buildings are popular overseas due to their cost-effectiveness. In the first four months of 2026, the export value of prefabricated houses from the Guangzhou Customs district reached 1.4 billion yuan, a year-on-year increase of 38.1%. These buildings are primarily exported to Southeast Asia, the Middle East, and other regions for post-disaster reconstruction and temporary office use.
