Lifespan of Prefabricated Block Houses

Admin 18 de septiembre de 2026

The lifespan of prefabricated block houses is mainly influenced by two aspects: the land use right term and the designed service life of the building itself. On the whole, their service life is usually around 50 - 70 years, and specific situations need to be discussed separately.

Land Use Right Term

According to Article 12 of the Interim Regulations of the People's Republic of China on the Grant and Transfer of the Right to Use State-owned Land in Urban Areas, the maximum term for the grant of land use rights for residential land is 70 years. For non-residential land, for comprehensive or other purposes such as industry, education, science and technology, culture, health, and sports, the maximum grant term is 50 years; for purposes such as commerce, tourism, and entertainment, the maximum grant term is 40 years. Meanwhile, Article 359 of the Civil Code of the People's Republic of China stipulates that when the term of the land use right for residential construction land expires, it shall be automatically renewed, and the payment or exemption of renewal fees shall be handled in accordance with the provisions of laws and administrative regulations. The land use right term starts from the time when the developer obtains the land use right. This means that if the prefabricated block house is of a residential nature, the land use right can theoretically last up to 70 years and be renewable; if it is of a non-residential nature, the land use right term varies according to different purposes.

Designed Service Life of the Building Itself

According to relevant building codes, such as the Unified Standard for Reliability Design of Building Structures (GB50068 - 2018), the designed service life of ordinary houses and structures is usually 50 years. The state stipulates that the designed service life of regular civil residential buildings is 50 years, while that of simple dormitories is 30 to 40 years. However, the actual service life is affected by many factors, including building quality, material selection, construction techniques, usage environment, and subsequent maintenance and upkeep. A well-maintained house may still be used safely after the 50-year designed service life; otherwise, it may have potential safety hazards and functional degradation. There is also a saying that the designed service life of a regular building is 50 years, and with good maintenance, it can be used safely for 70 years.
