Cost of Prefabricated Assembly Houses
The cost of prefabricated assembly houses is influenced by multiple factors, making it impossible to provide a uniform price per square meter. Market prices generally fluctuate between 1,500 and 3,500 yuan per square meter, and may even be higher.

I. Relationship Between Assembly Rate and Price The assembly rate is one of the core factors affecting cost. For example, a prefabricated building with a PC rate (usage rate of prefabricated concrete components) of 20% costs approximately 2,000 yuan per square meter, while a PC rate of 40% results in a cost of about 2,150 yuan per square meter. When the PC rate reaches 50% and 60%, the price is around 2,200 yuan or more per square meter. A higher assembly rate means a greater usage of prefabricated components, but it should be noted that an increase in the assembly rate may be accompanied by increased design complexity, leading to further cost escalation.
II. Differences in Materials and Design Basic, undecorated prefabricated houses have costs close to the lower end of the price range, while high-end residences that use advanced eco-friendly materials, have unique designs, and are fully furnished may reach or exceed the high-end price range. For example, a prefabricated house with a light steel structure that uses imported insulation materials or intelligent systems may have a cost exceeding 3,500 yuan per square meter.
III. Impact of Regional Economic Levels In first-tier cities and developed regions, the cost of prefabricated buildings is generally higher due to higher land and labor costs. For example, the cost of prefabricated houses in rural areas of first-tier cities is approximately 2,200 yuan per square meter, while in second- and third-tier regions, it may drop to 1,800-1,900 yuan per square meter. Additionally, transportation distance affects costs, with remote areas experiencing a cost increase of 5%-10% due to higher component transportation expenses.
IV. Core Aspect of Cost Control The production of prefabricated components is the core of cost control, with production costs accounting for 45%-60% of the total cost. Production costs consist of five parts:
- Raw material costs: Fluctuations in the prices of main materials such as steel and concrete directly affect costs;
- Production and processing costs: Including equipment depreciation and labor costs;
- Mold amortization costs: Complex components require custom molds, resulting in higher amortization costs;
- Curing and auxiliary material costs: Expenses for auxiliary materials such as steam curing and mold release agents;
- Factory losses and management costs: Losses during production and factory operating costs.
In addition, costs in transportation, warehousing, on-site lifting, and assembly connections must also be strictly controlled to avoid increases in hidden costs.
