Prefabricated Assembled Building Houses

Admin 18 de septiembre de 2026

Prefabricated assembled building houses are a form of construction that involves the industrial production of building components and their on-site assembly. This approach encompasses prefabricated concrete structures and steel structures, with components including prefabricated beams, slabs, walls, and columns.

Main Types

  1. Panel-based Assembly: Utilizing prefabricated wall panels and floor slabs as core components, this method can expand usable area but has limited design flexibility. For example, some residential projects achieve rapid construction through standardized wall panels, yet offer limited space for unit layout adjustments.
  2. Box-based Assembly: Composed of prefabricated functional units (such as bathroom and kitchen modules), this approach increases construction speed by 50%-70%. However, it requires higher standards for transportation and lifting equipment, making it suitable for projects with tight deadlines.
  3. Modular Construction: With the highest level of integration, buildings are broken down into independent modules, manufactured in factories, and then assembled on-site. For instance, a public housing project in Shenzhen, Guangdong, adopted modular technology, reducing the construction period from 2.5-3 years to just 1 year.

Core Advantages

  • Reduced Construction Time: Modular construction can cut the construction period by more than 60%, significantly lowering time costs.
  • Pollution Reduction: Factory-based production minimizes on-site noise, dust, and construction waste. Fujian Province has achieved a more than 70% reduction in construction waste through policy support.
  • Quality Control: Each component has an 'ID card' recording the project name, model, and production date, with design tolerances controlled in millimeters.
  • Energy Efficiency and Environmental Protection: Adopting standardized design, factory production, modular construction, and information management, this approach aligns with modern industrial production requirements.

Development History

China's prefabricated concrete technology began in the 1950s, initially used for factory and residential construction. In the 1970s, policies promoting 'industrialization, standardization, and mechanization' led to the formation of technical systems such as large-panel and box structures. The mid-1980s saw a stagnation due to cost and quality issues, but the technology revived in the 21st century thanks to production efficiency and environmental advantages. In 2016, the State Council issued guidelines identifying it as a major transformation in construction methods. Regarding local policies, by 2025, 80% of newly started prefabricated buildings in Hainan Province will adopt this approach, and starting from 2026, 100% of residential land sold in Guangzhou will implement prefabricated construction.

Application Scenarios

Domestically, it is widely used in residential, commercial, and industrial buildings, and is also popular overseas. According to customs data, in the first four months of 2026, the Guangzhou Customs District exported movable houses worth 1.4 billion yuan, a year-on-year increase of 38.1%, indicating international market recognition of prefabricated assembled buildings.
