Panzhihua Prefabricated Component Houses

Admin 19 de septiembre de 2026

Panzhihua's prefabricated component houses mainly include prefabricated slab houses with potential safety hazards and movable prefabricated houses, and the local area has relevant construction management requirements for prefabricated buildings. Details are as follows:

Prefabricated slab houses with potential safety hazards: Some prefabricated slab houses built in the 1980s in Panzhihua have potential safety hazards. For example, the Qingyuan Building in Xin'nan Lane, Guaziping, which has been in use for over 40 years, shows varying degrees of cracking and water leakage on its floor slabs. However, after inspection, the building's safety rating is classified as Grade B, indicating that the main structure is safe and can be used normally. Additionally, the red-brick prefabricated slab houses from the 1980s have red bricks that have become powdery. In the event of a natural disaster, these houses may collapse entirely, making it advisable to demolish and rebuild them or carry out shanty town renovations. For instance, the red-brick houses at Panzhihua Second People's Hospital ceased shanty town renovation work in January 2022, and efforts will be made to include them in the demolition scope in the next step based on national policies and the urban development needs of the Xiqu District.

Movable prefabricated houses: Movable prefabricated houses are a form of prefabricated component houses, using light steel structures as the framework and sandwich panels as the enclosure materials. Their core advantages lie in their high degree of modularity and prefabrication. The main components required for the houses, such as walls, roofs, and floor slabs, are all produced to standardized specifications in professional factories. The construction process resembles 'assembly', allowing for rapid construction speeds. The main structure of a house covering several hundred square meters can often be hoisted and installed within a few days. The requirements for the on-site environment are relatively low, requiring only a flat and compacted foundation. The construction process generates less noise and construction waste, making it more environmentally friendly. At the same time, these houses offer flexibility and mobility. The layout can be flexibly combined and adjusted according to actual needs. When the usage location changes, most components can be disassembled, relocated, and reassembled at the new location, with a high reuse rate, effectively reducing resource waste. They are suitable for temporary housing on various construction sites, emergency shelters or temporary transition facilities, temporary supporting service facilities for various commercial and cultural and sports activities, temporary factories, warehouses, or offices for enterprises expanding production or adding new business points. However, when actually adopting them, it is necessary to ensure the quality of foundation treatment. Depending on the geological conditions and the scale of the house, concrete strip foundations or independent columns may be required.

Notice on prefabricated building construction management: The Panzhihua Housing and Urban-Rural Development Bureau and the Panzhihua Natural Resources and Planning Bureau have issued a notice on strengthening the construction management of prefabricated buildings. Starting from January 1, 2024, the prefabrication rate for newly allocated or transferred land projects in the city shall be no less than 40% for public building projects and no less than 35% for other newly built projects. Starting from January 1, 2026, the prefabrication rate for newly allocated or transferred land projects in the city shall be no less than 50%.
