Modular Prefabricated Housing

Admin 17 de septiembre de 2026

Modular prefabricated housing mainly includes three types: modular construction, prefabricated assembled construction, and SIP composite housing, offering advantages such as short construction periods, controllable quality, and energy efficiency.

Modular construction involves breaking down a building into independent modules, which are manufactured in a factory and then transported to the construction site for assembly. Its key feature is that ceilings, floors, plumbing, and electrical systems are all prefabricated on a factory assembly line and then transported to the site for assembly, much like building with blocks. Compared to traditional construction methods, modular construction offers significant advantages, including shorter construction periods, controllable quality, energy efficiency, and ease of maintenance, with construction periods reduced by over 60%. For example, in a public housing project in Shenzhen, Guangdong, five residential buildings nearly 100 meters tall were assembled from 6,028 concrete modules, reducing the completion and delivery time from 2.5 to 3 years to just 1 year, and reducing on-site labor by approximately 50%.

Prefabricated assembled construction is a building form that involves the industrial production of building components and their assembly on-site. The main types include panel-assembled, box-assembled, and frame-assembled construction. Its technology encompasses prefabricated concrete structures and steel structures, with components including prefabricated beams, panels, walls, and columns. This building form offers advantages such as shortened construction periods and reduced pollution. Among them, box-assembled construction achieves a 50%-70% increase in construction speed through the combination of prefabricated functional units, but it has higher requirements for transportation and lifting equipment. It is worth noting that modular construction is a more integrated mode within prefabricated assembled construction.

SIP composite housing uses SIP panels that are prefabricated and installed on-site, belonging to the category of panel-type wooden structures. It is primarily used in single-family villas, multi-story apartments, low-rise commercial buildings, and public buildings. SIP composite housing offers advantages such as simple construction, short construction periods, and the ability to be disassembled, along with excellent sound insulation, thermal insulation, strong earthquake resistance, and low energy consumption. All plumbing and electrical systems are installed within the walls or floors, resulting in a high utilization rate of the housing space, ranging from 85% to 90%.
