Tricks in Leasing Container Houses

Admin 15 de septiembre de 2026

When leasing container houses, common tricks include false original manufacturers, using inferior materials, and opaque pricing. Risks can be avoided through qualification verification, material testing, and detailed contract terms.

I. Tricks of False Original Manufacturers
Some merchants pose as original manufacturers but are actually small workshops or middlemen. Their characteristics include: a business license that only covers 'leasing' services without qualifications for 'container manufacturing' or 'prefabricated house production'; workshops lacking hardware such as automatic welding lines and eco-friendly spraying equipment; and no fixed sample display areas or completed project cases. These merchants often attract customers with low prices, but the product quality is unguaranteed, with issues like uneven corner welding and unprotected bottom frames against rust frequently occurring. Avoidance Method: Request to view qualification documents such as the business license scope and ISO certifications, conduct on-site inspections of workshop equipment and completed projects, and focus on checking welding techniques and rust protection measures.

II. Tricks of Using Inferior Materials
Steel and sandwich panels are core materials for container houses, and some merchants reduce material standards to cut costs:

  • Insufficient steel thickness: Using 'thin-skinned boxes' with load-bearing columns under 1.0mm, which are prone to deformation;
  • Inferior sandwich panels: Using flammable foam boards instead of A-grade fire-resistant rock wool or polyurethane materials, which ignite easily upon contact with fire;
  • Shoddy accessories: Sealing strips cracking within three months and hardware like hinges breaking easily.
    Avoidance Method: Request third-party material test reports from manufacturers, focusing on verifying fire ratings and wind pressure resistance data; specify steel thickness (1.2mm-2.0mm), sandwich panel materials, and hardware brands in contracts.

III. Tricks of Opaque Pricing
Low initial quotes often hide additional charges:

  • Bare container quotes: Only include the cost of the container itself, with additional fees for transportation, installation, foundation hardening, and window/door upgrades;
  • Custom size surcharges: Non-standard sizes cost 100-200 yuan more per square meter;
  • Vague quotes: Failing to list material lists, labor costs, and transportation fees separately.
    Avoidance Method: Choose manufacturers with transparent pricing and request detailed contracts covering all costs; prioritize standard sizes (e.g., 6m × 3m) to reduce costs.
