Jingzhou Prefabricated Assembly-Type Housing

Jingzhou prefabricated assembly-type housing has made remarkable progress in policy promotion, building types, corporate participation, and project implementation.

Policy Promotion

Jingzhou City has actively responded to relevant policies in Hubei Province, setting clear requirements for the development of prefabricated buildings. Starting from January 1, 2026, new housing construction projects in the central urban areas of designated cities and directly administered municipal urban areas shall implement prefabricated construction at a rate of 100%. Real estate projects in the central urban area of Jingzhou must meet this requirement. As early as 2022, Jingzhou stipulated that the proportion of new commercial housing projects using prefabricated construction methods should be no less than 30%, increasing by 5% annually. By the end of 2025, the proportion of prefabricated building area in newly constructed building area should reach over 40%, and the proportion of steel structure buildings in prefabricated buildings should reach over 35%.

Building Types

There are mainly two types of prefabricated buildings in Jingzhou: PC prefabricated buildings and light-steel prefabricated buildings. PC prefabricated buildings are prefabricated concrete structures. Concrete components are prefabricated in factories and then transported to the site for hoisting and assembly, reducing material and labor costs, lowering housing construction costs, and shortening the construction period by at least one month compared to traditional methods. Light-steel prefabricated buildings use thin-walled light steel as the “skeleton” and exterior wall decorative panels as the “muscle,” eliminating the need for secondary painting. For example, Mr. Fu's prefabricated villa in Zhanqiao Village, Gongan County, with a usable area of 168 square meters, was completed in 45 days at a cost of only 200,000 yuan, while a brick-and-wood structure villa would take three months to build.

Corporate Participation

Multiple companies have invested in the prefabricated building sector in Jingzhou. Jingzhou Meihao Prefabricated Housing Intelligent Manufacturing Co., Ltd. has invested in the construction of a production base with a total investment of 450 million yuan. Upon completion, it will produce components capable of assembling 2 million square meters of housing annually. In addition, the “Hubei E'xiang Prefabricated Technology Co., Ltd. Prefabricated Building Production Base,” the Jingzhou Development Zone Green Prefabricated Building Industrial Park, and Jingzhou Longde Integrated Housing Co., Ltd. are also involved in related businesses.

Project Implementation

In 2020, the first prefabricated residential building project in Jingzhou, Phase I of Chutian Metropolis Xinyuan, began hoisting components, marking the implementation of prefabricated residential building promotion efforts. The new campus project of Jingzhou Institute of Technology has also applied prefabricated building-related technologies. Gongan County has successful practices in light-steel prefabricated buildings in the civilian sector.
