The underground floor and the 1st - 2nd floors above ground adopt cast-in-place reinforced concrete structures, while the 3rd - 18th floors above ground use prefabricated assembled structures. It employs prefabricated exterior walls, prefabricated stairs, prefabricated balconies, and other prefabricated components, with an assembly rate of 53%.

Construction Advantages

• Quality: Components produced in factories are hoisted on-site. The walls are made using molds and controlled by computers, with length, width, and height errors of only 1 - 2mm. The walls are flat and exquisite, eliminating the need for later plastering and getting rid of common quality issues such as wall cracking and hollowing.
• Construction Period: Taking the construction of an 800-square-meter floor as an example, the main structure construction using traditional techniques takes about 4 days, while that of a prefabricated building takes 5 days. However, the subsequent use of interior and exterior wall plaster-free techniques and the factory-integrated insertion of finished window frames along with prefabricated components significantly shorten the total construction period. Compared with the traditional building in Phase I, the prefabricated project in Phase II of Beijingbang Garden Community has reduced the construction period by one-third.
• Environmental Protection: It greatly reduces the generation of construction waste on-site, achieving energy conservation and environmental protection. Prefabricated cement houses use new building materials, eliminating the need for pouring and avoiding the waste of cement and other resources. During construction, there is less emission of dust, noise, and solid waste.
• Labor: Traditional construction techniques require about 30 carpenters, 15 steel fixers, and 4 plumbers and electricians, while prefabricated building construction only needs 12 carpenters, 7 steel fixers, and 2 plumbers and electricians, reducing labor costs.

Safety

During the production of components such as prefabricated exterior walls and prefabricated stairs, steel bars are pre-embedded. When assembled, they are interlocked with the steel bars of beams and columns and poured with concrete. Under the premise of strict quality control during construction, there are no structural safety issues.

Market Conditions
