High-Performance Prefabricated Panel Housing

Admin 18 de septiembre de 2026

High-performance prefabricated panel housing is an efficient construction model centered on industrialized production of building components and on-site assembly, characterized by short construction periods, controllable environmental protection, and diverse technological routes. However, existing traditional prefabricated panel houses have performance defects, and China's prefabricated housing industry is enhancing its global competitiveness through technological upgrades and policy support.

Construction Models and Types

High-performance prefabricated panel housing falls under the category of prefabricated assembly-type construction. Its core involves standardized factory production of building components (such as wall panels and floor slabs), followed by transportation to the site for assembly, achieving a transition from 'on-site operations' to 'factory manufacturing'. Based on the degree of component integration, it can be divided into two categories:

  1. Panel Assembly: Using prefabricated wall panels and floor slabs as core components, the building main body is formed through splicing. Its advantage lies in expanding indoor usable area, but design flexibility is limited, making it mostly used for standardized residential or industrial buildings.
  2. Modular Construction: With higher integration, the building is divided into independent modules (such as bedrooms and kitchens), with integrated prefabrication of structure, walls, utilities, and finishes completed in the factory, and on-site assembly and shaping. For example, a public housing project in Shenzhen, Guangdong, utilized 6,028 concrete modules, reducing the construction period from 2.5-3 years to 1 year, decreasing on-site labor by about 50%, and simultaneously reducing noise and dust pollution.

Technological Routes and Material Selection

The technological routes for prefabricated housing mainly include steel, concrete, and wooden forms, with Chinese enterprises having advantages in the first two:

  • Steel Structure: Lightweight and high-strength, suitable for ocean transportation and high-rise buildings, but with higher costs.
  • Concrete Structure: Closer to traditional living experiences, with high acceptance in the domestic market, and capable of enhancing seismic resistance through integrated steel-concrete pouring (such as CMC composite modular construction), reducing construction time by 30% compared to traditional methods.
  • Wooden Structure: Environmentally friendly but with weaker durability, less commonly used domestically.

It should be noted that early prefabricated panels (hollow structures) were widely used due to cost savings, but cast-in-place structures have gradually replaced traditional prefabricated panel houses due to better integrity. Existing prefabricated panel houses generally suffer from weak seismic resistance, poor sound and thermal insulation, and some regions have initiated demolition work.

Policy Support and Market Performance

China promotes the development of prefabricated housing through industrial base construction, with regions like Fujian achieving over 70% reduction in construction waste. In the first four months of 2026, enterprises in the Guangzhou Customs district exported movable houses worth 1.4 billion RMB, a year-on-year increase of 38.1%; Shenzhen Port exported 1.68 billion RMB worth, a year-on-year increase of 19.6%, demonstrating China's competitiveness in the global prefabricated housing market. The 'surge in orders' logic lies in industrial standardization, digital precision, and automation efficiency, making the construction process more controllable, environmentally friendly, and cost-optimized.
