Construction Cost of German Prefabricated Houses

Admin 18 de septiembre de 2026

The overall construction cost of German prefabricated houses is at a medium level, but it fluctuates due to various factors, and in some cases, the cost can be relatively high.

In terms of material costs, most prefabricated houses in Germany use wood as the main material. Compared to construction methods that use expensive materials such as high-strength concrete and steel, the cost of wood is relatively low, which to some extent reduces the overall construction cost of prefabricated houses.

However, there are also situations in Germany where the construction cost of prefabricated houses is relatively high. On the one hand, the price of prefabricated houses is usually 15% to 30% higher than the average house price. This may be because prefabricated houses adopt an industrialized and standardized production model during the production process. Although this improves production efficiency, significant investments are required in research and development, mold making, and production line construction. These costs are spread across each prefabricated house, resulting in a higher price compared to ordinary houses.

On the other hand, compared to ordinary houses, prefabricated houses incur more additional costs. Most standard services for prefabricated houses do not include turnkey projects, which means that after the house is delivered, homebuyers still need to complete some follow-up work on their own, such as interior decoration and equipment installation. This undoubtedly increases the cost expenditure for homebuyers. Moreover, the service scope may not include the floor or basement. If homebuyers have such needs, they will need to pay additional fees for construction. In addition, water and electricity facilities are usually not included. Homebuyers need to arrange the laying of water and electricity lines and the installation of equipment on their own, which not only requires financial investment but also consumes a certain amount of time and energy.

In general, the construction cost of German prefabricated houses cannot be generalized. Although the use of wood gives it certain cost advantages, factors such as the higher price compared to the average house price and additional service costs also create room for an increase in the overall cost. When considering purchasing a prefabricated house, homebuyers need to comprehensively consider these factors to accurately assess its construction cost.
